Structural Calculations: Two (2) copies dated June 4, 2007 by Grenier Engineering, Inc. 3. Truss Drawings: None provided. 4. Geotechnical Report: Not provided. 5. Other: Special Inspection Certificate (“Concrete”) dated June 4, 2007 by Grenier Engineering, Inc. Deferred Submittals: Documents for deferred submittal items shall be submitted, reviewed and approved in accordance with IBC Section 106.3.4.2. Note that deferred submittals are required for the following: Prefabricated Wood Trusses. Special Inspections: Note that special inspection in accordance with IBC Section 1704 is required for the following: Welding, Epoxy, Structural Masonry (see Sheet S-1), To Be Determined. These documents were reviewed only for their conformance to the provisions of the applicable adopted codes, including the City of Tucson amended 2003 International Residential Code (IRC) and the City of Tucson/Pima County Outdoor Lighting Code. FT.: Dining: 173 Laundry/Storage/Office/Guest: 490 Total Livable Area Additions: 663 Garage Addition: 301 Carport Addition: 244 Covered Walkway Addition: 175 Total Area Under Roof, Additions: 1,383 The following plan review comments are based on the City of Tucson’s building codes and, unless otherwise noted, refer to the 2003 International Residential Code (IRC) as amended and adopted by the City of Tucson and the City of Tucson/Pima County Outdoor Lighting Code. Please respond in writing to each comment by marking the following comment list or creating a response letter. Indicate which detail, specification, or calculation shows the requested information. Your complete and clear responses will expedite the re-check and hopefully, approval of this project. Thank you for your assistance. The following code comments reflect a review of building plans only. If site-related comments are applicable to this project, they will be generated by others (e.g., Planning, Engineering, Public Works, Health, etc.). GENERAL COMMENTS: 1 Sheets M-1, Referenced Codes. Sheets T-1, E2.0 and M2.0 reference the 2003 edition of the IRC, but Sheets S-1, P2.0 and the structural calculations reference the 2006 edition of the IRC. Note that the original application was submitted early enough to be considered under the 2003 IRC and that Section R302 of the 2006 IRC contains additional requirements regarding exterior walls, openings and projections having fire separation distances less than five (5) feet from property lines. Please coordinate the code references. 2. Automatic Fire Sprinklers. Please coordinate with the local fire department having jurisdiction as to whether an automatic fire sprinkler system is required to be installed as required under certain circumstances by Appendix L of the IRC as adopted and amended by the City of Tucson. This is simply a reminder and does not require a response. 3. Additional Review Comments. Due to the fact that additional information is being requested for the second review, there may be additional review comments. ARCHITECTURAL COMMENTS: 1. Sheet A-1, Garage-Dwelling Opening Protection. Please add a note note confirming that, per City of Tucson amendment, the door between Garage 07 and Storage 06 is also to be self-closing and latching. Reference City-of-Tucson-amended IRC Section R309.1. 2. Sheet M1.0, Duct Penetrations. It appears that HVAC ducts are to penetrate the wall and/or ceiling between the dwelling and the garage. Please add a note specifying that the ducts are to be minimum No 26 gage sheet steel and are to have no openings into the garage. Reference IRC Section 309.1.1. 3. Sheets A-2 and E1.0, Smoke Alarms. Please revise the electrical plan to add a smoke detector in the existing 2nd-story bedroom. Reference IRC Sections R313.1, R313.2, R313.2.1 and R313.3. 4. Sheet S-1, Field Treatment. Please add a note stating that field cut ends, notches and drilled holes of pressure preservatively treated wood are to be retreated in the field in accordance with AWPA M4. Reference IRC Section R320.3.1. 5. Sheet C-1 and/or A-6, Premises Identification. Please add a note stating that approved numbers or addresses are to be provided for all new buildings in such a position as to be plainly visible and legible from the street or road fronting the property. Reference IRC Section R321. 6. Sheet A-4, Fireblocking. Please add a note and/or details stating that fireblocking is to be provided to cut off all concealed draft openings (both vertical and horizontal) and to form an effective barrier between a story and the roof space. Fireblocking is to be provided in the following locations: In concealed spaces of stud walls, including furred spaces and parallel rows of studs or staggered studs, vertically at ceiling and floor levels, and horizontally at intervals not exceeding 10 feet. At all interconnections between concealed vertical and horizontal spaces such as occur at soffits, drop ceilings and cove ceilings. At openings around vents, pipes and ducts at ceiling and floor level. Reference IRC Section R602.8. 7. Sheet A-8, EIFS. It appears that an exterior insulation finish system (EIFS) is proposed to be used as an exterior wall covering. Please add a note or notes providing a current ICC evaluation report number for the EIFS and also note that a copy of the evaluation report is to be available on site at the time of inspections. Current ICC evaluation report approvals, as well as conversions from older report numbers, are available via the internet at http://www.icc-es.org/. Reference IRC Section R703.9. STRUCTURAL COMMENTS: 1. Sheets T-1 and S-1, Special Inspections. Sheet T-1 lists “Welding,” “Epoxy” and “Structural Masonry” as special inspections, but the more detailed notes on Sheet S-1 refer to reinforcing steel, concrete and shotcrete (in addition to welding and epoxy) and the special inspection certificate that was submitted is completed only for “concrete.” Please review and clarify this issue and revise the construction documents if necessary for accuracy and consistency. 2. Sheets S-1, S-2 or S-4, Surface Drainage. Please add a note or detail confirming that surface drainage is to be diverted so as to not cause a hazard or damage to the structure. Lots are to be graded a minimum of six (6) inches within the first ten (10) feet (or in accordance with the soils report) so as to drain surface water away from foundation walls. Reference IRC Section R401.3. 3. Sheet S-1, Anchor Bolt Embedment. Please add a note and/or detail confirming that anchor bolts are to be embedded at least seven (7) inches into concrete or masonry. Reference IRC Section R403.1.6. 4. Sheet S-3, Beam Sizing. Sheet 8 of the structural calculations specify sizes for Beam 3 and Beam 4, but Beam 3 as shown on the roof framing plan does not appear to match the two alternate sizes given in the calculations and the sizing for “Beam 4” does not appear to be shown on the framing plan. Please clarify and revise the plans if necessary. ENERGY EFFICIENCY COMMENTS: 1. Sheet A-10, Door U-Factors. IRC Section N1102.1.3 requires that opaque doors have a U-factor of 0.35 or less. Note that one door is permitted to be exempt from this requirement. Please add exterior door U-factors to the information on this sheet. 2. Sheet A-10, Air Leakage. Please add a note stating that all joints, seams, penetrations and other sources of air leakage through the building thermal envelope shall be caulked, gasketed, wrapped or otherwise sealed to limit uncontrolled air movement. Reference IRC Section N1102.1.10. 3. Sheet A-10, Solar Heat Gain Coefficient. Please specify on the plans that all windows are to bear a National Fenestration Rating Council (NFRC) sticker. Maximum allowable Solar Heat Gain Coefficient (SHGC) is 0.40 (lower is better). Reference IRC Section N1102.2. 4. Sheets A-10 and/or M2.0, Duct Insulation. Please add a note and/or detail(s) to confirm that ducts are to be insulated with insulation having a minimum value of R-5 for ducts located inside of the building but outside of the conditioned space and R-8 for ducts located outside of the building. Reference IRC Section N1103.3 MECHANICAL, PLUMBING AND ELECTRICAL COMMENTS: 1. Sheets C-1, P1.0 and/or P2.0, Hose Bibb. Please indicate that the new hose bibb is to be equipped with an integral backflow preventer. Reference IRC Section P2902.3.3. 2. Sheet E1.0, Boxes at Fan Outlets. Please add a note confirming that outlet boxes are not to be depended upon as the sole support for ceiling (paddle) fans except where such boxes are listed for that application. Reference IRC Section R3805.9. 3. Sheet E1.0, Damp Or Wet Locations. Please revise the electrical plan to confirm that all fixtures, fittings, boxes and receptacles located in damp or wet locations, i.e., outdoor receptacle outlets, light fixtures in tubs or showers or at outdoor patios, etc.; are to be listed to be suitable for their locations. The luminaire above the Master tub must be listed and labeled as suitable for wet locations. Reference IRC Section E3805.11, E3902.8 and E3903.8. OUTDOOR LIGHTING CODE COMMENTS: 1. Sheet E2.0, Outdoor Lighting Information. Fixture information. Please provide the “cut sheets,” or specifications, for each type of outdoor lighting fixture to be installed. Reference City of Tucson Outdoor Lighting Code Section 104. 2. Sheet E1.0 or E2.0, Floodlight Aiming. Please add a note stating that floodlights are to be aimed no higher than 45 degrees to the horizontal (halfway between straight down and straight to the side) when the source is visible from any adjacent residential property. Reference note 6, Table 5.1, City of Tucson Outdoor Lighting Code.
