In addition, please provide the address for this townhouse on the site plan. 3. The minimum setback for the garage to the edge of the private alley is three feet (Option A; p.35). Stone Avenue Tucson, AZ 85701 RE: MENLO PARK LOT 23 – 1ST REVIEW CITY OF TUCSON LOG NO. T06CM04894 WILLDAN PROJECT NO. 13881-6051 The initial review for the above project has been completed. This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with State of Arizona Amendments. Reference the City of Tucson Submittal Policy. All Sheets All lettering should be a minimum of 1/8 “ high capitalized. Reference the City of Tucson Submittal Requirements. ARCHITECTURAL COMMENTS: Sheet 3.2 Show fireplace location, hearth size, and materials. For factory built or zero clearance fireplaces, provide cut sheets, make, model number, and the approval number of the approved testing agency. Specifications are not required to be on plans. Factory built fireplaces shall comply with UL-127. For masonry fireplaces, show cross-section. Reference IRC Section R1003.1. Sheet 4.2 For veneer, note and specify type of veneer. Provide detail and specify anchoring method, backing, vapor barrier, and support. Reference IRC Sections R301.2.2.3.1 and R703.7. STRUCTURAL COMMENTS: Sheets 4.2 and 6.1 Provide stairway connection details and stringer sizes. Pre-fabricated metal stair shall have manufacturer’s specifications attached to plans. Reference IRC Section R106.1.1. Sheet S2 All slabs and pads, including landings at all doors, shall be shown and their thickness specified. Reference IRC Sections R506.1 and 403.1. Indicate the slope for exterior slabs. Reference IRC Section R311.6.1. PLUMBING COMMENTS: Sheet P1 Plumbing vents shall be a minimum of 10 feet away from all air intakes. Reference UPC Section 906.2. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down. Reference UPC Section 608.5. Note that bathtub and shower enclosures shall be finished with ceramic tile, or an approved nonabsorbent surface, to a height of 72” above the drain. Reference IRC Section R307.2 and UPC Sections 412.7 and 412.8. MECHANICAL COMMENTS: Sheet M1.1 The exhaust fan schedule specifies three exhaust fans, and on the floor plan, four are indicated. Please clarify. Reference IRC Section 106.1.1. ELECTRICAL COMMENTS: Sheet E2 Note the location and clearance of the service panel. Reference IRC Section 106.1.1. Provide an exterior outlet at grade level located at the front of the dwelling. These outlets shall be GFCI protected. Reference IRC Sections E3801.7 and E3802.3. Indicate on the plans that a minimum of 30” X 36” clear working space will be provided in front of all panels, cabinets, and disconnects. Reference IRC Section E3305.2. Note that light fixtures in clothes closets shall be installed in accordance with IRC Section E3903.11. Note on plans: “All branch circuits that supply 125-volt, single-phase, 15- and 20-ampere outlets installed in dwelling unit bedrooms shall be protected by an arc fault circuit interrupter listed to provide protection for the entire branch circuit.” Reference IRC Section E3802.11. Please provide cut sheets for all the exterior light fixtures shown or noted on Model plans. The cut sheets need to provide lumens per fixture and show if the fixture is a full cut-off, which means no light is emitted at or above the horizontal plane. For non-Model plans, please provide cut sheets and calculations for all exterior lighting fixtures. Reference the City of Tucson Outdoor Lighting Code. Cross-reference exterior lighting fixtures on the plans with the cut sheets and calculations submitted. Reference the City of Tucson Submittal Requirements. ENERGY CODE COMMENTS: Sheet P2 Provide a note that water heaters with vertical pipe risers shall have a heat trap on both the inlet and outlet of the water heater, unless the water heater has an integral heat trap or is part of a circulating system. Reference IECC Section 504.7. Sheet M1.1 Annotate on the plans that any ductwork installed in unconditioned space will have a minimum of R-5 insulation, and any ductwork installed outside the building envelope will have a minimum of R-8 insulation.
