This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. Construction drawing guidelines are available from the residential desk of the Development Services Division. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. FLOOR PLANS: 1. Show the kitchen window size (providing natural ventilation), R303.1. 2. Designate windows with tempered glass (within 24" of doorways), R308.4. 3. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5. 4. Show the location of a minimum 22"X30" attic access. Attic access is required if the space exceeds 30SF with a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space, R807. 5. Locate and identify brace wall types and locations, R602.10.4 along with the appropriate tie-downs (wall segment with closet window) and nailing schedule, R602.10.8. STRUCTURAL PLANS: 1. Provide complete roof framing plan. Show size and span of all headers consistent with Table 502.5(1).. 2. Show connections of all porch framing members including ledgers. 3. Specify lumber grade and species. Specify manufacturer and series on glue-lams and "I" joists. 4. Provide manufacturer's calculations and data for pre-fabricated trusses, R802.10.2, or note the requirement for deferred submittal approval prior to installation. 5. Specify the outrigger & gable end bracing and connections to the structure, R802.10.3. 6. Show lateral support of trusses. Show a detail of truss to wall connection using ties having a resistance to uplift of not less than 175 pounds, R802.10.5. ELEVATIONS: 1. Indicate all wall materials used; wall board, stucco, siding, foam board, veneer, etc. 2. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation, R905. Include porch roof. 3. Show a minimum 2' termination above any roof point within 10' measured horizontally (not less than 3' above the point where the chimney passes through the roof), R1001.6. SECTIONS - DETAILS - MISC. NOTES: 1. Clarify the inconsistent post base notation on pages 2 & 8. 2. Show wood framing members resting on concrete as pressure treated, R319.1(2). 3. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. 4. Show weep screeds with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. 5. Calculate the attic ventilation area using the correct attic area in compliance with R806.2.
