PROJECT: T06CM04832
5943 S. Morris Blvd., New Single Family Residence
Residential Site Plan Review, 2nd review

TRANSMITTAL DATE: December 7, 2006

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. (Per last review) increase all type font size to 12 point so plan can be microfilmed.
RESPONSE: COMMENT NOT ADDRESSED.

2. (Per last review) To clarify how this lot is accessed, revise the plan to include the two lots to the west, as access is across those lots - give easement information and show Morris Boulevard.
RESPONSE: I see the easement and the other two lots to the west, thank you. Please provide the recording information for the easement on the plan (Docket/Page).

3. (Per last review) Zoning staff determined the lot on which this residence is proposed has not been legally created through the required City of Tucson review process - only recorded through Pima County. This lot is the result of a split of subdivided land from one original lot into three. The number of splits mandates, at minimum, that this project be reviewed by the Community Design Review Committee (CDRC) for a possible Record of Survey. A final plat may be required if other divisions determine that process is needed. Submit a copy of the proposed lot splits for preliminary presubmittal review to the CDRC office (201 N. Stone, contact Marilyn Kalthoff at 791-5608x1117 should you require assistance on the CDRC submittal). Once the presubmittal review and conference are done and the project is allowed to proceed, the actual Record of Survey documents shall be submitted to the CDRC office for full staff review. Once the CDRC review is completed, zoning review staff may then be able to resume review of the project. - Provide a copy of the Record of Survey on the resubmittal.
RESPONSE: I see the survey document that you provided dated 09/2006. This document was simply recorded with the Pima County Recorder's Office. The City of Tucson has never looked at the split proposal as required. The way to obtain a City approval of the land splits is to ensure that you submit plans to the CDRC office as described above. You will undergo a presubmittal conference first, then a review will be done of the land splits to ensure they are going to meet all city code requirements. PLEASE UNDERSTAND, ZONING AND ENGINEERING CANNOT APPROVE THE SITE PLAN YOU ARE SUBMITTING FOR THIS HOUSE UNTIL THE LAND SPLITS ARE APPROVED BY THE CITY PROCESS DIRECTED BY OUR CDRC DIVISION OF DEVELOPMENT SERVICES.

4. As an advisement, on preliminary review, staff did not find any setback, height or lot coverage issues. Staff will do a more thorough review with relation to access, etc. upon completion of the Record of Survey. For the residence, a counter review is possible.

5. Should you have any questions on my review, please contact me via email at Heather.Thrall@tucsonaz.gov or at 791-4541x1156.
