| 09/27/2006 | HEATHER THRALL | ZONING | REVIEW | Denied | TO: Development Services Department Plans Coordination Office FROM: Heather Thrall Senior Planner PROJECT: T06CM04832 5943 S. Morris Blvd., New Single Family Residence Residential Site Plan Review TRANSMITTAL DATE: September 27, 2006 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Please increase all type font size to 12 point to ensure the plan can be microfilmed. 2. To clarify how this lot is accessed, revise the plan to include the two lots to the west, as access is across those lots - give easement information and show Morris Boulevard. 3. Zoning staff determined the lot on which this residence is proposed has not been legally created through the required City of Tucson review process - only recorded through Pima County. This lot is the result of a split of subdivided land from one original lot into three. The number of splits mandates, at minimum, that this project be reviewed by the Community Design Review Committee (CDRC) for a possible Record of Survey. A final plat may be required if other divisions determine that process is needed. Submit a copy of the proposed lot splits for preliminary presubmittal review to the CDRC office (201 N. Stone, contact Marilyn Kalthoff at 791-5608x1117 should you require assistance on the CDRC submittal). Once the presubmittal review and conference are done and the project is allowed to proceed, the actual Record of Survey documents shall be submitted to the CDRC office for full staff review. Once the CDRC review is completed, zoning review staff may then be able to resume review of the project. - Provide a copy of the Record of Survey on the resubmittal. 4. As an advisement, on preliminary review, staff did not find any setback, height or lot coverage issues. Staff will do a more thorough review with relation to access, etc. upon completion of the Record of Survey. For the residence, a counter review is possible. 5. Should you have any questions on my review, please contact me via email at Heather.Thrall@tucsonaz.gov or at 791-4541x1156. HCT C:\planning\site\DSD\T06CM04832 5943 S.
