| 09/21/2006 | DANIEL RUSCH | BUILDING-RESIDENTIAL | REVIEW | Denied | PLAN REVIEW COMMENTS for Activity # T06CM04807 Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. FOUNDATION PLANS: 1. Epoxy connections require special inspections. If used, a special inspection request must be included with the permit application. FLOOR PLANS: 1. Locate and identify brace wall types and locations, R602.10.4 (include interior wall lines, R602.10.1.1) along with the appropriate tie-downs and nailing schedule, R602.10.8. You do some but not all. You left off tie-downs and some brace wall lines. STRUCTURAL PLANS: 1. Justify design criteria on plans. Provide calculations for roof dead load. 2. Provide a complete braced panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. All exterior wall lines shall be braced. R602.10.1.1 3. Provide manufacturer's calculations and data for pre-fabricated trusses, or note the requirement for deferred submittal to building inspector at installation. 4. Specify the outrigger & gable end bracing and connections to the structure. Detail B has no details. ELEVATIONS: 1. Note and specify the ICBO evaluation report number, system name and manufacturer with the vapor barrier for thin-coat stucco systems over foam board, R703.6. You specify three. 2. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply. PLUMBING PLANS: 1. Provide the maximum developed length of water line and diameter using 2003 UPC Table 6-5 assuming 46 to 60 psi. Your notes and calculations don't match the site plan, which indicates 1" water service line. 2. Show the cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6. The water closet VTR may be used as the cleanout if increased to 2-½". With UPC Appendix G, W/ State amendment. ELECTRICAL PLANS: 1. A receptacle outlet shall be provided within 3' of the basin in each bathroom, E3801.6. Bathroom receptacles shall be on a separate 20 AMP circuit with no other outlets, E3603.4. You indicate rear porch receptacle on circuit 16. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Review guidance: www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf Justify your outdoor lighting calculations. I count five fixtures on plan and your calc's. Account for four. 2. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). If you have any questions, please contact your assigned plans examiner Daniel Rusch at 791-5550, extension 1113. |
