Please add to the proposed use the required "subject to" LUC sections placed on Food Service as follows: "Food Service - subject to LUC Sec. 3.5.4.6.A and C. 2. All required motor vehicle parking spaces and maneuvering areas must be provided on site and meet the requirements of DS 3-05.0. Parking spaces located on street may not be counted toward required parking. LUC 3.3.7.1.E.3 & DS 3-05.0 3. The access aisle for the handicap parking space must be a minimum of eight (8) feet wide to accommodate van accessibility. Please revise the handicap parking detail and plan view to indicate this requirement. IBC 1106.5 & TDOT 4. Please revise bicycle parking calculations to indicate that all bicycle parking provided will be Class 2 as allowed by LUC Sec. 3.3.7.8.A 5. Off-street loading calculations are based on the total GFA of the use and any outdoor area dedicated to the use. The gross structure area would be used to determine the number of spaces required. Per Table 3, LUC Sec. 3.4.5.3, GFA between 1,500-10,000 would require one (1) off-street loading space, twelve (12) feet by thirty-five (35) feet to be provided on site with all maneuvering ability to be provided on-site as well. Please revise off-street loading calculations. LUC 3.4.3.3, LUC 3.4.4.1, and LUC 3.4.5.3 6. Sidewalks are required as part of new development of all properties and shall be installed along the entire length of street frontage, whether public or private. Deviation from development standards will require a DSMR to be approved through CDRC. Please contact City Engineering to discuss what will be acceptable for sidewalk installation. 7. Please note once changes, modifications, and/or corrections are made to the site plan resubmitted and reviewed, further comments may result. A street landscape border, Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line bounding the site except for points of ingress-egress. Street landscape borders minimum width is 10 feet, and shall be located on site and measured from the street property line. 10' Street landscape border is required along the entire 9th. Ave street frontage. 2. On expansions of an existing development located on a lot of record on February 17, 1991, ten thousand (10,000) square feet or less in size, the development is subject only to the following landscape border requirements. 3. On streets other than a Scenic or Gateway Route (refer to Sec. 3.7.5), the width of a street landscape border is a minimum of five (5) feet. With the permission of the City Engineer or designee, up to one-half (½) the street landscape border width may be located in the public right-of-way or in the Major Streets and Routes (MS&R) right-of-way area.
