A street landscape border, Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line bounding the site except for points of ingress-egress. Street landscape borders minimum width is 10 feet, and shall be located on site and measured from the street property line. Street landscape borders are required. 3. "There are situations where the LUC allows up to 5 feet of the required 10 feet of landscaping to be located within the right-of-way. The required landscaping may be located within the right-of-way only if there are no utilities within the same area, the required landscaping area is extended only to the back of sidewalk, and the City Engineer's Office approves such use in the right-of-way". 4. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4 5. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g 6. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border per LUC 3.7.2.4. 7. The planting plan and layout calculations will include the following Information: § Both the proper and common name of each type of plant material must be listed. § Locations, size, and name of all existing vegetation to remain in place. § Material and areas of inert ground cover. All disturbed areas including adjacent right of ways shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7. Indicate treatment for landscaped areas. 8. Within vehicular use areas, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a 9. Landscape plan shall include irrigation specification design and layout per DS 2-06.5.4.A & DS 2-06.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation. 10. Submit NPPO Application for Exception; include acceptable documentation, which clearly indicates that the project will not impact Protected Native Plants per DS 2-15.2.0.C. 11. Include with re-submittal any variance documentation. Please provide the sight visibility triangles (SVT) for the intersection of 9th Ave. and 4th St. 2. Please provide lot bearings and the Basis of Bearing. 3. Please provide the Basis of Elevation, including the vertical datum used. 4. Please provide street monument lines and the dimensions from street monument lines to existing curbs, sidewalks, driveways and utility lines. 5. Please provide the estimated cut and fill quantities, listed separately in measurements of cubic yards, even if the quantity is zero. 6. The Land Use Code (LUC) 3.7.4.3.B requires storm water harvesting for supplemental onsite irrigation purposes. Please provide water-harvesting techniques on your next submittal. 7. Please provide drainage flow arrows, with supporting spot elevations, to show drainage into the areas of water harvesting. 8. Please correct the orientation of the street parking stripes to reflect existing actual conditions. 9. Please provide a letter from the City of Tucson Dept. of Transportation (TDOT) that gives permission to use the right-of-way (ROW) for the proposed off-street parking stripes, the handicapped parking area, the concrete walkway, the bike parking and the loading zone. 10. Please provide more detail for refuse storage and collection. Per Development Standard (DS) 6-01.3.2.B, "Where the volume of refuse cannot be contained in three (3) garbage cans, each commercial establishment shall provide metal dumpster containers of adequate size." Show by calculation that the refuse generated by the business can be contained within 3 garbage cans for curbside pick-up by Environmental Services, and include this information on the Site Plan. It is not clear what the review is for whether this is for a change of use or expansion of structures or eating area. Please identify on the plan all existing structures including covered patios and outdoor eating space. Please provide a copy of the previously approved site plan for this site. Until information is provided full code review for the entire site will be done. 2. Please provide the bearings for all lot lines. DS 2-02.2.1.A.5 3. It appears that on the 2002 photo aerials that a structure exists in the southeast corner of the lot. Please show all structures that exist on site, providing square footage, height, and setbacks for all. 4. Please add the square footage of the outdoor eating area and covered patios to the site area calculations. 5. All required motor vehicle parking spaces and maneuvering areas must be provided on site and meet the requirements of DS 3-05.0. Parking spaces located on street may not be counted toward required parking. LUC 3.3.7.1.E.3 & DS 3-05.0 6. Please provide a typical for both standard and handicap off-street parking spaces. Details should be fully dimensioned, include wheel stop curbing if necessary, signage requirements for handicap parking, and access. DS 2-02.2.1.A.8 7. The required number of parking spaces is based on the GFA of the building and outdoor eating area. Please clarify if the covered patio areas have been included in the outdoor eating area. If not the applicant should clarify if the covered patios are used for dining areas. If used for outdoor dining please provide the GFA of the covered patio area and include this in the calculations for motor vehicle and bicycle parking and off-street loading calculations. Please revise calculations accordingly. 8. All bicycle parking is to be provided on site. Per DS 2-09.0 figure 4 the type of bicycle rack being proposed by the applicant is considered an unacceptable design by not providing two points of support. Whereas figure 2 and 3 provide example of bike rack design that would be acceptable. Single racks are to provide a minimum of thirty (30) inches between the outer spaces of the posts of the rack. Please revise location to be placed on-site and revise the bicycle parking detail. Refer to figure 9 of DS 2-09.0. DS 2-09.0 9. Please provide the location, type, size, and height of existing and proposed signage on the site plan. DS 2-02.2.1.A.13 10. The proposed off-street loading space does not meet the requirements of LUC Sec. 3.4.0. All loading spaces shall be located on the same site or lot as the use they serve. The loading space shall be designed so that delivery trucks can be maneuvered in and out of the loading space based on national standards for turning radii. Please provide DS 2-02.2.1.A.14, LUC 3.4.4.1 & LUC 3.4.4.2.C 11. All easements of record must be graphically shown on the plan together with recording docket and page reference. If the ramp is existing please make sure that truncated domes are installed as required. The following is criteria for accessible curb ramps per the 2003 ANSI. Curb ramps or diagonal curb ramps shall be provided at all pedestrian crossings of vehicle use areas and streets where accessible routes are required. They shall be located so they do not project into vehicular traffic lanes, parking spaces, or parking access aisles. Ramps shall be located or protected to prevent their obstruction by parked vehicles. ANSI 406 Curb ramps shall be a minimum of three (3) feet in width, exclusive of flared sides. The curb ramp flares shall not be steeper than 1:10. Counter slopes of adjoining gutters and road surfaces immediately adjacent to the curb ramp shall not be steeper than 1:20. The adjacent surfaces at transitions at curb ramps to walks, gutters and streets shall be at the same level. ANSI 406.2, 3, & 4 All accessible curb ramps shall have truncated domes installed that shall be twenty-four (24) inches minimum in the direction of travel and extend the full width of the curb ramp or flush surface. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line. ANSI 406.12, ANSI 705 21.
