SUMMARY: Engineering Division of Development Services Department has received and reviewed the Site Plan (T06CM04701), Floodplain Use Permit (T06OT02348), and the submitted cost estimate for the Tenant Improvement for the above referenced property and recommends approval of the Site Plan and Floodplain Use Permit.

CONDITIONS OF PERMIT:

1) The associated improvements are with permit activity number T06OT02348 (Floodplain Use Permit) and T06CM04701(building plans).
2) Any improvements to the structural building for this project are considered a substantial improvement to an existing floodprone structure if the value of this new improvement is 50% or more than the value of the existing structure in present day value. If the project is determined to be a substantial improvement, and, if it is determined that the lowest floor elevation is below the regulatory floor elevation, a design submittal, and review and acceptance of the submittal for floodproofing will be required and shall conform to City of Tucson floodplain development requirements.
3) Cumulative values shall be accounted for the building structure, so that tracking of the 50% status is current. No person shall repair or alter property in a piecemeal manner so as to avoid the provisions of Section 26-4.1.a.3, Chapter 26-Floodplain and Erosion Hazard Management.
4) The applicant attests to the fact that the plans and documents submitted represent all of the improvements that will be done to the existing building, and that all additions, improvements or repairs to the building are included in the construction plans and/or documents herewith. No other improvements, repairs, reconstruction, additions or remodeling have been made to the structure that is not indicated in the attached plans and/or documents.
5) This permit is specific to the improvements specified as the construction of Tenant Improvements to an exisitn non-conforming structure as shown on this plan. It shall not apply to any other structure or property, whether attached or unattached, not specified under this permit.
6) Copies of the improvement plans/permit documents shall be kept in a readily accessible location on site at all times.
