09/18/2006 | DANIEL RUSCH | BUILDING-RESIDENTIAL | REVIEW | Denied | PLAN REVIEW COMMENTS for Activity # T06CM04690 Plan review for the above referenced structure has been stopped. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. Construction drawing guidelines are available from the residential desk of the Development Services Division. Please pick up a set. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html All dimensions and notes shall be consistent on each plan or elevation. SITE PLAN: 1. Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1. Please re-prepare the drawings. You've submitted three sizes of drawings, some have had notes cut off on copying, the plans are not to scale, electrical calculations are wrong, plumbing(gas & water) calculations aren't included. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Review guidance: www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf INTERNATIONAL ENERGY CONSERVATION CODE: 1. The simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 complies with energy requirements 2003 IECC w/ local amendments if glazing does not exceed 15% of exterior wall area. Show these values as well as the solar heat gain coefficient SHGC minimum value of 0.40 rather than the previously accepted MEC values. If you have any questions, please contact your assigned plans examiner Daniel Rusch at 791-5550, extension 1113. |
