Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

Construction drawing guidelines are available from the residential desk of the Development Services Division.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. SITE PLAN:

1. Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1.

FOUNDATION PLANS:

1. Specify anchor-bolts with 7" embedment into concrete, R403.1.6.

FLOOR PLANS:

1. Show the location of tempered glass adjacent to stairways and landings within 36" of a walking surface and when less than 60" above the surface, R308.4.10.
2. Show compliance with R310 providing egress from bedrooms to meet the following minimum specifications: maximum sill height of 44" for the 5030xo windows, as the 3040sh windows most likely do not have the required opening height of 24".

STRUCTURAL PLANS:

1. The truss design does not provide a mid span bearing point consistent with the plans.
2. Specify the gable end bracing and connections to the structure, R802.10.3.
3. Show lateral support of trusses. Show a detail of truss to wall connection using ties having a resistance to uplift of not less than 175 pounds, R802.10.5.

SECTIONS - DETAILS - MISC. NOTES:

1. Correct the Floor and Roof dead loads (w/ ceiling) to 15 psf at sheet A-1.
2. Correct the scale for Section A-A.

PLUMBING PLANS:

1. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. A water service line diameter of 1 ¼" is usually required for a three-bathroom residence.
2. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5'(all drains with a sink) UPC 707.4.
3. The water closet VTR may be used as the cleanout if increased to 2-½", Table 7-6.

ELECTRICAL PLANS:

1. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11.
2. Smoke alarms are required outside each separate sleeping area R313.1.2. A smoke detector is required outside the Master Bedroom door at the ceiling of the second floor.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Show an appropriate wall insulation value (R-13 ?) at Section A-A for providing the stated R-24 value shown on sheet A-1.
