Per discussions with Engineering and Landscape staff, this project will require a WASH overlay review. Contact Patricia Gehlen for the information on how to proceed with a WASH overlay submittal. Zoning will not be able to approve this site plan until the overlay review has been completed and approved. 2. Clearly indicate the type of materials used for the driveways, sidewalks and the pedestrian refuge area, which must be an accessible route, as per the tentative plat. See sheet 3 of 5 notes 3 and 5 under the DSMR approval conditions. Note number 4 of the above DSMR conditions indicates the requirement for a sidewalk connecting from the driveway to the front door. Indicate location and surface materials for this required sidewalk. 3. Clearly indicate the location of all utilities, sewer, gas, electric and water lines on the site plan.. 4. Per the LUC Sec. 3.2.6.3 averaging of setbacks is allowed. Provide on the site plan the location of the posts for the porch with dimensions to the property line from the posts. Provide a dimension from the corner of the new addition where it joins the existing structure. These dimensions are required in order to verify correct averaging of the required setbacks. The Site Plan (SP) and Hydrology Report (HR) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the SP. 2. Please provide property description per D.S. 2-02.2.1.3. 3. Please label lot dimensions and bearings per D.S. 2-02.2.1.5. 4. Show the limits of the 100-year floodplain and water surface elevation per D.S. 2-02.2.1.15. 5. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16. 6. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. 7. A floodplain use permit is required. 13. "A grading permit will be required for this project. Submit 4 sets of grading upon completion and submittal of a grading permit application. A grading permit may not be issued prior to site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans". 14. Separate grading note 11 into two notes. The grading note shall read "All grading shall be in conformance with the City of Tucson Development Standards 11-01 Excavating and Grading". Drainage Report: 1. Please include a response letter to the comments along with the corrected copies of the DR. 2. Calculate and show the erosion hazard setback. Show where ehs is in comparison to the key-in of the exist. bank protection. 3. The toe-down of the exist bank protection is shown on the detail having a depth of 2 feet. Which according to the scour calculations should be adequate. However the statement on page 3 of the DR states that "DCC has no means to verify all aspects of the as-built bank protection…..". In order for the City of Tucson to accept the bank protection as-built, the bank protection must be verified. 4. Due to the nature and extent of the comments listed here, additional comments may be required on the next submittal. 5.
