TRANSMITTAL DATE: March 30, 2007

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1 This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC).

2 All lettering and dimension shall be the equivalent of twelve (0.12") point or greater in size.

3 Clearly indicate on the plan what existing areas are to be permitted.

4 D.S. 2-02.2.1.A Provide a site plan drawn at a standard engineering scale. This plan is drawn at an architectural scale.

5 D.S. 2-02.2.1.A3 the property address is not correct. Revise to reflect the correct address.

6 D.S. 2-02.2.1.A.7 per LUC Sec. 3.2.6.4 using a development designator of "K" with a perimeter yard indicator of "BB" the required side and rear yard setback to a R2 zoned property is ten (10) feet or ¾ (H) the hieght of the proposed building wall, which ever is greatest. Based on the provided elevations the required setback to all side and rear yard property lines would be ten (10) feet. This said:
a. The required setback from unit 5 to the west property line should be 10'-0". A D.D.O is required for the provided setback of 9'-0".
b. The required setback from the pop out on unit 7 to the south property line should be 10'-0". A D.D.O is required for the provided setback of 6'-10".
c. The required setback from the pop out on unit 4 to the east property line should be 10'-0". A D.D.O is required for the provided setback of 3'-6".

7 D.S. 2-02.2.1.A.11 provide dimension for the entrance parking area access land (PAAL).

8 D.S. 2-02.2.1.A.19 provide a dimension for the right of way (ROW) for Bermuda St.

9 D.S. 2-02.2.1.A.28 provide the zoning of the adjacent parcels on the plan.

10 D.S. 2-02.2.1.A.31 provide the existing and proposed use on the plan. Proposed use should be called out as 'FAMILY DWELLING "K", SUBJECT TO; SEC. 3.5.7.1.F"

11 D.S. 2-02.2.2.A.4 Provide the number of parking spaces provided.

12 The Design Development Option (DDO) may not be applied for until all requested changes have been provided on the plan and have been reviewed by zoning.

13 Additional comments may be forth coming depending on how each comment has been addressed.
