Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. SITE PLAN:

1. All dimensions and notes shall be consistent on each plan or elevation. The site plan shows the outside face of the existing patio wall at the West property line. The statement from Henry Taylor indicates a 2' foot set-back between the structure and property line. Provide consistent notation.
2. The roof overhang may not extend beyond the property line. Section C-C shows the overhang approximately 6" beyond the outside face of the existing patio wall. Provide clear roof structure setbacks from the property line.

STRUCTURAL PLANS:

1. Specify lumber grade and species.
2. Show the 4"x 8" beams @ 48" o.c. (collar joists), drawn on Section C-C, on the Roof Framing plan. Also, provide a section from the adjacent line showing the intersection or placement of perpendicular beams.
3. Completely detail all connections to the foundation and/or framing members: Post to masonry wall.
4. Beams and lateral supports appear to be undersized. Provide on engineered design with loading criteria and calculations for each structural component.

ELEVATIONS:

1. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7.
2. Note and dimension the fireplace chimney. Show a minimum 2' termination above any roof point within 10' measured horizontally, and not less than 3' above the point where the chimney passes through the roof, R1001.6.

SECTIONS - DETAILS - MISC. NOTES:

1. Clarify the location of the center post shown on Section C-C; the Floor Plan shows Section C-C as looking east to the west wall. The west wall on the Footing Plan does not show a post footing.
2. Untreated exterior wood siding, sheathing and wall framing shall have a 6" clearance above the ground, R319.1.5.
3. Note and specify the size and length of anchor bolts for post bases, R403.1.6.
4. Show masonry wall horizontal lateral support R606.8.1.

ELECTRICAL PLANS:

1. Verify that the overhead electrical drop meets clearance and service standards by TEP (and minimum of 3' per E3504.2).
2. Exterior receptacle outlets shall have ground fault circuit interrupting protection. With weather proof covers. Label each receptacle GFCI requiring such protection, E3802.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. 2. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
