2. All of the submitted water calculations are based on the 2003 International Plumbing Code. The applicable code for all commercial plumbing projects is the 2003 Uniform Plumbing Code with Local Amendments.
3. Coordinate the plumbing and civil drawings to show the route of the building water supplies from the water meter to the buildings, along with the sizes of the reduced pressure backflow preventer assemblies. Reference Section 103.2.3, UPC 2003.
4. The 2-way cleanout detail on sheet P2.1 is in violation of Section 707.6, UPC 2003.
5. Provide vent piping of sufficient size to comply with Section 904.1, UPC 2003.

1. The building plan has been reviewed by Zoning Review Section but cannot approve the plan at this time.

2. Zoning could not verify that the building plan was in compliance with the approved site plan. The tentative plat/development plan has been revised and is currently under review. The revised tentative plat/development plan, once approved, must be resubmitted for site plan approval. Once the site plan has been approved include two (2) copies of the approved site plan with your next building plan submittal. Please submit two copies of the approved and stamped site, landscape, and NPPO plans with the next building plan submittal.

3. Zoning will re-review the building plan on the next submittal to insure compliance with the approved and stamped site plan. Additional comments may be forthcoming.

S1 Provide Code Analysis data on architectural site plan AS-100 Clarifying allowable and actual sq. footage.

S2 It appears that the actual sq. footage is different than what is shown on the site plans. Please have development plans, architectural site plan, and G-001 square footage match.

S3 Shell Occupancies are (M)-retail, (S-1)-warehouse, and (B)-office on the drawings. If occupancy sq. footages change at time of tenant improvements additional fees may be owed.

S4 Show landings required at doors, per IBC Section 1008.1.4, on drawings ref A-100.

S5 Submit two sets of shop drawings and calculations, stamped and signed by an Arizona Registered engineer, shop drawings shall be reviewed by and bear the approval of the Engineer or Architect of Record prior to submission to the City of Tucson, Development Services Department for approval prior to erection for:
1. Door hardware, ref drawing A-600.
2. Skylights.
3. Roof hatch.
4. Ladder for roof hatch.
5. Overhead door.

S6 Mezzanines are now a part of scope of work. Therefore stairs and accessible route will need to be clarified. Address accessibility requirements for Multilevel buildings, per IBC Section 1104.4, indicate on drawings how accessibility will be provided to future mezzanine.

S7 Wall type 'C' note specifies 2 x4 stud and conflicts with note S25 of response comments. Sht S201 and A-100 conflict on specifications.

S8 State how uplift calculated on sheet 1.7 of Calculations is resisted. Please add new calculations with structural calculation package stamped and approved by Structural Engineer.

S9 Provide Special Inspection forms as required by the 1997 Uniform Administrative Code as amended and adopted by the City of Tucson, Section 306 for ;

Section 101.2.1.2, IECC 2003 is only applicable to buildings that either are not intended to be for human occupancy or for which the primary purpose of the building is not to provide for human comfort. Energy code compliance calculations for the envelope are required for the shell building even if no mechanical systems are to be initially installed. Reference Section 101.4, International Energy Conservation Code 2003.
2. Details 4 and 5, sheet A-301 shows an access ladder with dimensions that comply with the requirements of Section 306.5, IMC 2003 but detail B1 on sheet A-105 shows the same ladder with incorrect dimensions.
