Montezuma Tucson, AZ 85711 Phone: (520) 403-7869 Project name: 804 N. Shepherd Hills Permit #: TO6-CM04228 Structure: SFR Occupancy: R-3/U Occupant load: 20 Construction Type: V-B Area S.F.: 5987 SF Project number: 18-6025-02 The second submittal plans for the above referenced project are in the process of Architectural, Structural, Plumbing, Mechanical and Electrical plan review for compliance with the City of Tucson ordinances and applicable codes. Corrections required are noted below. All corrections must be made to the original drawings and new complete and revised sets resubmitted along with a written response to each of the items listed below to facilitate a shorter back-check time. The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical review. These disciplines were checked only to the extent allowed by the documents provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. ARCHITECTURAL COMMENTS Provide the calculations used to determine the percentage of glazing of the gross area of the exterior walls. Calculations to verify compliance with the 2003 International Energy Code will be required when the glazing area exceeds 15% of the gross area of the exterior walls. Ref. IRC Section N1101.2.1. Also revise outdoor lighting calculations to reflect correct lighting zone and area of lot (E-3, 1.32 acres) Show size/ location of landing at exterior door off master bedroom. Ref. R311.4.3. Note weights of all plies and coating of all built-up roofing. Ref. IRC Section R905.9. Only the underlayment has been specified in Detail 4/6A; please indicate the coating. Detail, note and size all roof scuppers. Ref. IRC Section R903.4. See redline plan set Sheet 7 for what appears top be two missing scuppers for roof sections at angled walls at kitchen and family room. Provide attic ventilation calculations for all concealed attic spaces; include required and provided net free ventilation area. Also, indicate the type and location of attic ventilation and net free area provided by each vent type. Provide the following note, if applicable: “Where eave or cornice vents are installed insulation shall not block the free flow of air. A minimum of 1 inch space shall be provided between the insulation and roof sheathing at the location of the vent” (non-vented roof design may be used with a registrant’s seal or meeting the TEP guidelines as agreed by the Greater Tucson Jurisdictions). Ref. IRC Section R806. If using the TEP guidelines show outside air intake and cfm of Mechanical plans on the amount required by the TEP guideline. Incorporate the TEP detail into the plan sets as required by City of Tucson for use of the guidelines and revise Mechanical plans to reflect the outdoors air requirements. STRUCTURAL COMMENTS Sheet 2 Some calls out details given on plan do not appear to exist. See for example V/6 at front entry, D/6 between garage and bedroom 4, 7/2 at patio spread footings, etc. and clarify. Details F5 and F6 on Sheet 6A show 3’ square spread footing, which does not match with dimensions shown on Foundation plan. Coordinate and update. Recheck lateral shear along front wall of garage and provide calculations verifying soil pressure and uplift of footings below shear walls. Interior braced wall panels require sill to foundation connections with ½” anchor bolts described in R403.1.6, R602.10.8. Include a detail reference on Foundation plan for the interior walls identified in the analysis Sheets 7 through 11. Sheet 7 Provide truss calculation package or obtain permission from City of Tucson Building official if Deferred submittal for trusses is intended to be used. If so the plan review fee per City of Tucson policy will be doubled if using a Deferred submittal. Please clarify and complete. There are many callout details on Roof plan that appear to be incorrect. Coordinate and update. For example see 25/6B at Master bedroom, 12/6A at front entry columns, 6/6A at Bedroom 4, which does not exist, A/6 at shear wall between garage and Bedroom 4, which does not exist, 2/6A at garage and Master bath, etc. See all marks on plan. Clearly show line of 6x10 front beams and point of support as to identify column and column to foundations connection. Roof plan shows 2x8 @24”o.c. joists at front entry, which differs from 2x6 @16”o.c. joists given on Detail 21/6B. Coordinate and eliminate discrepancy. Clarify call out 9/6A between Foyer and Living room as to show beam supporting roof joists from both areas, not currently provided. Details 16 and 17 on Sheet 6B at Covered porch show 4x10 beam, which conflicts with 5 1/8 x 13 ½ GLB section given for H5 header specified at same location. Resolve discrepancy. Clarify if between Family room and Bedroom 2 there is bearing wall and beam or girder truss. For each of the options complete load path to foundations as to eliminate confusion and conflicts. If girder truss applies, then two end column supports have to be sized on plan and spear footing provided. If bearing wall exist, then continuous footing missing at this time shall be provided and missing beam specified. Ref. IBC 1604.4. Clarify bearing wall shown on Detail 15/6B Lateral design in longitudinal direction of the house is not submitted, nor shear walls in this direction provided. Please complete. Clarify how horizontal shear along walls in front of garage was determined if 15’ tributary from total 30’ applies to Line L (per structural calculations). Address vertical shear wall type and load path from roof diaphragm to short walls in front of garage. Detail all types of brace wall connections from foundation to the roof plywood (exceeding 8’), R602.10.8. Provide brace wall panel (all types) materials and appropriate nailing schedule, R602.10.6 as currently missing from plans. Ref. R602.10.6. Sheets 6A, 6B Complete Detail 21 specifying uplift connectors at both ends of joists and nailing requirements at front as marked on the detail. Similarly see Detail 10/6A. Clarify shear load path from roof diaphragm to shear wall on Detail 22 and explain function and stability of 2x brace @ 4’o.c. shown. Coordinate with Roof framing plan and revise Detail 12/6A as it shall reflect beam to column reference. PLUMBING COMMENTS Show incoming cold water pipe shut off valve at exterior on plumbing plan. Provide a detail for island sink venting. Ref. UPC 909. Incorporate the 8 ½” x 11” detail into plan set. Revise water supply calculations to reflect UPC Tables 6-4 and 6-5 fixture unit values and meter size. MECHANICAL COMMENTS Show locations of exhaust ducts for dryers. Ref. IRC Sections M1501 & R302.2. Specify cfm of Kitchen range hood and size of exhaust duct. Ref. IRC M1506. A minimum of 100cfm is required. See Architectural comment #5. ELECTRICAL COMMENTS: Provide access panel to hydro massage tub pump motor. On the side with the power receptacle also denote to bond motor to water pipes if required by motor manufacturer. Delete the receptacle shown on circuit 10 right over master bath tub. Receptacles shall be installed so that no point along the floor line in any wall space is more than 6 feet, measured horizontally, from an outlet in that space, including any wall space 2 feet or more in width. Ref. IRC Section E3801.2.1. See bedroom 2 at closet wall, bedroom 4 at each side of closet door and see the wall behind bar in living room. All exterior receptacles shall be noted to be a weatherproof receptacle outlet. Ref. IRC Sections E3801.7 and E3802.3. Receptacle near master bedroom door is not noted to be WP. Provide GFCI protection for counter receptacles within 6’ of bar sink such that the receptacle is not on the 20amp small appliance circuits 13, 15. Provide disconnects for electric water heaters per IRC Table E4001.5. Revise circuit number call out on plan view to match panel schedule for WH-2 and place circuit numbers for AH2 at the air handler location instead of at water heater.
