12/04/2006 KEN VAN KARSEN 2ND PARTY REVIEW REVIEW Denied PLAN REVIEW COMMENTS for Activity # T06CM04228

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

SITE PLAN:

1. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005.

1. Show a landing at the Master Bedroom North exterior door. Landings must be at least as wide as the doors they serve and 36" in the direction of travel, R311.4.3.
2. Note a 6" minimum separation of untreated exterior posts above finished grade at detail F5, R319.1.4.
3. Note that grade away from foundations (6" within 10') shall comply with R401.3.
4. Specify all anchor-bolts with 7" embedment into concrete or masonry (Detail F1 & F2/6A), R403.1.6.

FLOOR PLANS:

1. Show fireplace location, hearth size and materials, R1003.10 or R1004.2. Provide fireplace cut sheets, make, model number and the approval number of the UL-127 testing agency (IE: ICBO #) for both units.

STRUCTURAL PLANS:

1. Detail all types of brace wall connections from the foundation to the roof plywood (exceeding 8'), R602.10.8.
2. Interior braced panels require sill to foundation connections with ½" anchor bolts described in R403.1.6, R602.10.8. Include a detail reference on the Foundation Plan, sheet 2 for the interior walls identified on the analysis sheets 7 through 11.
3. Provide brace wall panel (all types) materials and appropriate nailing schedule (8d @ 6" o/c edge & @12" o/c field), R602.10.6.
4. Change the size of the Foyer/Entry beam shown as H3 on sheet 7 for supporting four continuous trusses.
5. Show the length of the 6"x 8" beam (bearing points) on the Roof Framing Plan for the beam shown on detail 7/6A.
6. Clarify the bearing wall shown on detail 15/6B and referenced on the Roof Framing Plan. A footing is not shown on the Foundation Plan.
7. Clarify the joist layout shown on detail 18 & 19/6B and referenced on the Roof Framing Plan providing ledger connection. Identify joist hangers and orientation shown on 19/6B.
8. Specify (joist/rafter and beam) lumber grade and species. Specify manufacturer and series on glue-lams and "I" joists. The 4"x 10" beam shown at detail 16 & 17/6B must be DF #1 for the span shown on sheet 7.

ELEVATIONS:

1. Show fireplace chimneys with a minimum 2' termination above any roof point within 10' measured horizontally, and not less than 3' above the point where the chimney passes through the roof, R1001.6.

SECTIONS - DETAILS - MISC. NOTES:

1. Correct all detail references to sheet 6 (6A or 6B) shown on sheets 2 & 4 with appropriate detail numbers rather than detail letters.
2. All dimensions and notes shall be consistent on each plan or elevation. Change the joist dimensions shown on detail 10, 11 & 13/6A and 21/6B to be consistent with the Entry area on sheet 7.
3. Show four continuous trusses on the Roof Framing Plan at the Foyer area consistent with detail 9/6A. Correct the roof direction of slopes shown on detail 21/6B to be consistent with the Entry area on sheet 7.
4. Identify the ceiling material at the Entry.
5. Correct the inconsistent Covered Porch beam size shown as H5 sheet 7 and on details 16 & 17/6B.
6. Provide a plan view or detail reference for all 27 details.
7. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.
8. Clarify the need for attic ventilation, R806.2. Sheet 7 note the use of vents, but a submittal shows an engineered report allowing an unvented design. If venting is not used, remove the venting note from sheet 7, specify the roof color and note the fresh-air setting of the mechanical ventilation system on the plans. If venting is used, show the location, amount and size of roof venting.
9. Provide fire blocking between chimney chase and attic area, R1001.16.
10. Show chimney crickets, R1001.17.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code, or appeal to the Building Official for IRC design approval. Revise references on sheet 9, if designing with the 2003 UPC.
2. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4.
Water closet: 2.5 x _____ = _____
Lav: 1.0 x _____ = _____
Bathtub: 4.0 x _____ = _____
Shower: 2.0 x _____ = _____
Kitchen sink: 1.5 x _____ = _____
Dishwasher: 1.5 x _____ = _____
Bar sink: 1.0 x _____ = _____
Laundry sink: 1.5 x _____ = _____
Clothes washer: 4.0 x _____ = _____
Ice maker: 0.5 x _____ = _____
