Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

Construction drawing guidelines are available from the residential desk of the Development Services Division for showing level of detail, notation and symbols.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. 1. Label and number each page.

SITE PLAN: (NOT REQUIRED FOR MODEL PLANS)

1. Indicate the location of gas, water, electric and sewer on the property, from property line to building. Provide the location of utility meters.
2. Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1.

FOUNDATION PLANS:

1. Note if footings are existing or indicate sizes and materials.
2. Exterior landings must be at least as wide as the doors they serve and 36" in the direction of travel, R311.4.3. Note material if new.
3. Locate and specify all anchor-bolt spacing if installed in new foundation. Minimum ½" diameter with 7" embedment into concrete or masonry. Maximum spacing 6' o/c and within 12" of each sill plate end, R403.1.6.
4. Show the 6" minimum foundation height above finished grade, R404.1.6.

FLOOR PLANS:

1. Show window sizes on the Floor Plan.
2. Show compliance with R310 providing bedroom window egress with a maximum sill height of 44".
3. Show the slope of the ramp. A handrail is required for slopes exceeding 1 to 12, R311.6.3.
4. A habitable addition requires exterior walls, ceiling and window energy efficiency, N1101.2. Provide details and notes showing compliance with the 2003 International Energy Conservation Code.
5. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5.

STRUCTURAL PLANS:

1. Show size and spacing of existing rafters.
2. Identify new openings and note bearing or non-bearing walls (relocated bedroom window). Note and detail the header sizes and supports consistent with Table 502.5(1).
3. Show details for typical non-bearing interior wall conditions (floor and rafter/joist connections & gaps).

SECTIONS - DETAILS - MISC. NOTES:

1. Provide a building cross-section. More than one may be required to clearly illustrate how the structure is to be built including exterior components and interior wall surface. Show both the new porch wall section and the bathroom wall section.
2. Untreated exterior wood siding, sheathing and wall framing shall have a 6" clearance above the ground, R319.1.5.
3. Note and specify the size, spacing and length of anchor bolts for sill plates, R403.1.6.
4. Provide a header schedule consistent with Table 502.5(1).
5. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.
6. Show eave blocking for enclosing the rafter cavity space.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code.
2. Note and specify all piping materials.
3. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. A water line diameter of 1" is usually required for a two-bathroom residence.
4. Show the cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6. The water closet VTR may be used as the cleanout if increased to 2-½".

MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24.
2. Provide a heated air source to all habitable rooms, R303.8.
3. Provide an equipment specification list including the furnace and evap cooler, M1302.1.

ELECTRICAL PLANS:

1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42.
2. Note the amperage of the service panel.
3. Designate the location and circuit of each light fixture, receptacle, and switch, E3606.2.
4. Show a wall switch controlled light for the outdoor entrance, E3803.3.
5. Receptacle outlets shall be installed in habitable spaces so that no point along the wall (exclude door openings) is more than 6' from a receptacle outlet, E3801.2.
6. Note a 20 AMP branch circuit shall be installed to serve the laundry room and this circuit shall have no other outlets (bathroom separate), E3603.3 and 3801.8.
7. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6.
8. Show locations of smoke detectors, R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. This includes existing bedrooms with attic space, R313.1.1.
9. Note that an arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. R-30 batt insulation requires a 2" x 10" framing space; 2" x 8" for R-22, 2" x 6" for R-19 and 2" x 4" for R-13.
2. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=19 and walls R=13 when glazing does not exceed 12% of exterior wall area, or provide energy calculations per the 2003 IECC w/ local amendments for compliance validations. If using REScheck select the climate zone 4B, Pima County < 4000 ft, 2100 HDD on the web version. http://www.energycodes.gov/rescheck/ The solar heat gain coefficient SHGC should have a minimum value of 0.40.
