TRANSMITTAL DATE: September 5, 2006

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. The following comments are based on a 24% building area expansion resulting in a full code compliance review of the expansion area only.

1. The last approved site plan that was submitted for this review only shows lots 12 & 13, the proposed site plan shows lots 12, 13 & 14, if lot 14 is being added for this review then this would be more than a 25% increase in lot size requiring full code compliance. If there is another approved site plan showing the three lots provide it on the next submittal.

2. Per the Pima County Assessor's Record Map it appears that lots 12, 13 & 14 have been combined into one lot. This being the case remove the interior lot lines from the site plan.

3. Add "CONSTRUCTION/HEAVY EQUIPMENT WHOLESALING "34" under Current Use - Wholesale - Group 34. D.S. 2-02.2.1.31

4. Zoning would be willing to provide an over the counter review if a City approved site plan showing all three parcels can be provided along with the corrections for the additional comments. Call Steve Shields to schedule an appointment.
