The initial review for the above project has been completed. This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable.

This project has been reviewed for conformance with the 2003 IBC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan.

GENERAL COMMENTS:
General
Please coordinate all of the information between the applications and the plans per Section 106.1.1 of the 2003 IBC as the permits appear to only address units 1-5, but the plans appear to address other units. COMMENT REMAINS: Not addressed.

Please clearly define all of the work to be done as part of these applications in accordance with Section 106.1.1 of the 2003 IBC. The plans reference structural repairs for the roof system, but fail to specify the size, species and grade of the joists, beams and columns. The plans denote the addition of gas shut-off valves, but the violation notice indicates that the permits for the water heaters either expired or were withdrawn, and therefore, needs to be addresses as part of this permit. Electrical work is referenced in the notes on Sheet A-3, but the specific information is not provided, i.e., no conductor or conduit size, no electrical load calculations, no circuit callouts, no panel locations, no equipment information, etc. COMMENT REMAINS: Not addressed.

Please dimension the plans in accordance with Section 106.1.1 of the 2003 IBC. COMMENT REMAINS: In addition, please revise all text to a minimum of 1/8” per the City of Tucson Policy.

Please provide structural calculations for all repairs associated with the structural components per Section 106.1.1 of the 2003 IBC, i.e., beams, columns, joists, footings, lateral analysis (for the replaced areas), etc. In addition, please specify the typical soil bearing pressure. COMMENT REMAINS: Not addressed.

Please provide additional information regarding the emergency escape rescue windows and doors per Section 106.1.1 of the 2003 IBC, in order to verify compliance with Chapter 10 for all openings that have been modified. COMMENT REMAINS: What windows are in compliance? What windows will be changed?

Please specify all equipment to be replaced per Section 106.1.1 of the 2003 IBC. COMMENT REMAINS: Cleary define all work to be done. Coordinate between general notes.
