This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. FOUNDATION PLANS: 1. All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36" in the direction of travel, R311.4.3. Note existing or proposed slabs at each exterior door on sheet A-1 or A-2. FLOOR PLANS: 1. Show all window dimensions, R303.1, sheet A-1 or A-5. The Garage window is not sized or shown on Section C/A-5. The Storage room window is not sized or shown on Section B/A-5. STRUCTURAL PLANS: 1. Revise the 10' span on the design calculation and beam schedule for beam C/A-3 to 15' to be consistent with the Framing Plan - Lower Level. Resize the beam as required. 2. Revise the beam size on the beam schedule for beam E to 6" x 10" consistent with the design calculation. 3. Stamp the revised structural calculations. SECTIONS - DETAILS - MISC. NOTES: 1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. Revise the Upper Level notation on Detail 1 & 2/A-4 adding "sag resistant". Also, revise or remove the ½" Gyp Bd notation on Detail 6/A-3a adding "sag resistant" since the framing notation of "24" O.C. appears. 2. Garages beneath habitable rooms shall be separated from all habitable rooms above by not less than 5/8" type X gypsum board or equivalent, R309.2. Revise notation on Detail 1 & 2/A-4 replacing "sag resistant" with "type X". PLUMBING PLANS: 1. Clarify the connected furnace BTU/h ratings, sheet MP-1. The existing schedule shows 80,000, but is not shown on the plan if it remains connected. Note if it is replaced by the proposed 40,000 furnace. If so, reduce the project total by 40,000. 2. Correct the inconsistent gas pipe size notation. The gas schedule indicates a 2" gas line, but the plans do not show the location. The Plumbing Plan shows a 1" building service pipe, which will support 158,000 BTU/h. Indicate the location of each gas appliance not shown on the Plumbing Plan (HWH, furnace-1 & dryer). 3. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4 for verifying the main water service pipe size. Provide a grounding electrode on the Riser Diagram for sub-panel D, E3507.3. Each building requires a grounding electrode in addition to the grounding conductor. 2. Show the location of Panel C if lighting circuit C-19 appears at two locations on the Lower Level and if receptacle circuit C-9 appears at three locations on the Upper Level. 3. Clarify if Panel C will be replaced. The riser diagram indicates "new", but the panel schedule shows "existing". 4. Clarify which panel is providing new loads on the Electrical Calc's. Panel B is indicated on the Calc's, but the plan shows circuits for panel D. 5. Show an accurate new load (Panel D) on the Electrical Calc's for the main panel. Correct the bottom statement that shows "Existing Service Adequate" from 200 amp to 400 amp.
