Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

SITE PLAN:

1. Indicate the location of gas, water, electric and sewer or septic line on the property, from property line to building. Provide the location of utility meters.

FOUNDATION PLANS:

1. Identify the bold line under the stairway, sheet A-2.
2. All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36" in the direction of travel, R311.4.3.
3. Show or note a 6" minimum separation of untreated exterior posts above finished grade, R319.1.4 for the three deck posts, sheet A-2.
4. Clarify braced wall anchor bolt locations for lower level exterior walls, sheet A-1a, complying with R602.10.6.2 (include sheathing on both faces and the three anchor bolt requirement at one-fifth points).

FLOOR PLANS:

1. Clarify B/A6 section reference (two places), sheet A-1.
2. Show all window dimensions, R303.1, sheet A-1.
3. Show the location of tempered glass within 24" of doorways (1@Den) and at stairways (2@Spiral Stairs), R308.4.
4. Garages beneath habitable rooms shall be separated from all habitable rooms above by not less than 5/8" type X gypsum board or equivalent, R309.2.
5. Show the garage floor direction of slope, R309.3.
6. Clarify the structure under the exterior stairway. The walls and sofit of the enclosed space under stairs shall be protected on the enclosed side with ½" gypsum board, R311.2.2
7. Show the stair rise of 9 ½" max and tread of 7 ½" min at 12" from the narrow edge for the Spiral Stairs, or provide manufacturer's specifications with R311.5.8.1 compliance.

STRUCTURAL PLANS:

1. Specify a consistent beam grade. Design calculation shows Select Structural; note 3, sheet A-3a shows DF#1.
2. Specify a consistent Glu-Lam grade. Design calculation shows 16F-V1; note 12, sheet A-3a shows 24F-V4.
3. Revise the span and beam size on the design calculation and beam schedule for beam C, sheet A-3. Include the Deck tributary in the design calculation.
4. Revise the beam size on the beam schedule for beam E to be consistent with the design calculation.
5. Revise the beam type on the beam schedule for beam F to be consistent with the design calculation.
6. Show the depth dimension for LPI joists, sheet A-3.

SECTIONS - DETAILS - MISC. NOTES:

1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code.
2. Note and specify all piping materials.
3. Show water and drainage pipes with sizes for the water heater, sink and clothes washer.
4. Provide the length of line to each gas appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system, UPC 1217.0 & Table 12-7.
5. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4.
6. Provide the maximum developed length of water line and diameter using 2003 UPC Table 6-5 assuming 46 to 60 psi.
7. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5.
8. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5'(all drains with a sink) UPC 707.4.
9. Show plumbing vents (VTR) within acceptable distances from traps (maximum 6' for water closets), UPC Table 10-1.

MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24.
2. Appliances located in a garage or carport require impact protection, M1307.3.1.
3. Show dryer vent size and location, M1501.

ELECTRICAL PLANS:

1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42.
2. Provide a grounding electrode on the Riser Diagram for sub-panel D, E3507.3.
3. Provide equipment rated for 22,000 AIC short circuit protection, 2006 Edition of Electric Service Requirements TEP SR-510.
4. Show the correct panel ampacity on the panel schedule for Panel A, E3606.1.
5. Provide the wire size on the Panel Schedule A for Panel D, E3304.11 & E3606.2.
6. Designate the circuit number for the Deck receptacle, E3603.5.
7. Change the circuit number panel designation from C to D for the smoke detector, three receptacles on the Upper Level and a garage light fixture, E3603.5.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. 2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Update the energy requirements shown on the Cover Sheet for Climate Zone 4B (equivalent to Zone 5 of the 2003 IRC), 2003 IECC w/ local amendments.
2. Provide consistent values on the drawings with the energy calculations.
3. Show the "R" values of insulation, as well as the "U" values of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40 rather than the previously accepted MEC values.
