The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN


1. Provide the curve data for the property lines. DS 2-02.2.1.A.5.

2. A minimum setback distance of five (5) feet for a pedestrian refuge area with a 4' sidewalk must be maintained between any enclosed structure and a PAAL. Where the shed is immediately adjacent to the 24' PAAL, a sidewalk (pedestrian circulation) should be provided. Extend the proposed sidewalk to the northeast corner of the shed. Revise plan as necessary. DS 3-05.2.2.B.1., Figure 1 and DS 2-08.4.1.B.

3. Sidewalks must be physically separated from any vehicular travel lane by means of a curb, grade separation, barriers, railings, or other means. Differentiate on the site plan a grade difference for the sidewalk from the structure to the ROW. DS 2-08.4.1.

4. A back up spur within a PAAL is required to have a minimum of three (3) feet in depth and a three (3) foot radii. Show on the plan dimensions for the backup spur depth and radii. DS 3-05.2.2.D.

5. In addition to the above comment pedestrian circulation should continue around the shed to the proposed building. Sidewalk does not need to be shown within this area, however a striped pedestrian circulation should be provided.

6. It is not clear if there is existing curb for Runway Drive, Gardner Lane and Highway Drive. If there is no curb located within each of the referenced streets, indicate the edge of pavement from the centerline of each street. DS 2-02.2.1.A.21.

7. Provide the recordation data (book and page) of each street. DS 2-02.2.1.A.18.

8. Provide the benchmark and the City of Tucson Datum; include the book and page. DS 2-02.2.1.A.23.

9. Add a general note to the plan that the entire property lies within a FEMA floodplain Zone AO Depth of 1' and a floodplain use permit is required for any development on this property.

10. Please note that any mechanical equipment; water heaters, air conditioning systems, coolers, etc, must be elevated one foot above the water surface elevation and certified on the same elevation certificate for the structure. Chapter 26.5.2.

11. Be advised once construction is complete, a condition of this permit contains a requirement that the applicant, or the applicant's authorized representative, complete a FEMA Elevation Certificate and is returned to the Development Services Department (DSD) Engineering Division prior to approval of final inspection. The original elevation certificate must be returned to the DSD Engineering Division.

12. Indicate general drainage patterns on the site plan. DS 2-02.2.1.A.16.

13. Add note to the site plan, "All roof spouts will be routed under any adjacent sidewalk."

14. Provide on the site plan the 100-year peak discharge for Concentration points 1-3, that is discussed in the drainage report, section A and shown on figure 4; the offsite watershed map.

15. It is not clear why the landscape borders have a 3:1 slope. Clarify in detail in the response letter why the borders are sloped. Typically water harvesting is required in landscape borders unless the borders are being used for a drainage solution. Again please clarify in the response letter. If 3:1 slopes are not necessary provide water harvesting in the landscape borders. Show the depth of the water harvesting areas in the landscape border, either by a general note or label on the plan.

16. Handicap curb access ramps are required to be constructed with truncated domes, per recent a Federal ADA requirement. Show a detail or add a general note to the site plan indicating all public and private handicap curb access ramps will have truncated domes.

17. Per the Transportation Access Management Guidelines (TAMG) for an ingress/egress to a local street 18' curb returns are required. If curb is not located in the ROW provide the concrete headers for the City of Tucson to tie into when the roads are improved with curbs. If curb is within the ROW provide 18' curb returns for the ingress/egresses to both Runway Drive and Highway Drive. TMAG was adopted on March 17, 2003 by Mayor and Council.

18. A minimum of one 15-foot-wide vehicular access ramp shall be provided into each basin. The maximum roadway or access ramp slope shall not exceed 15 percent. Provide a ramp for basin maintenance. SMDDFM 2.3.1.6.A.4.b.

19. Additional comments could be forthcoming depending on how each comment has been addressed.

DRAINAGE REPORT COMMENTS

1. In the drainage report there are several references to Pima County requirements. Remove all references to County requirements. This project is in the city limits and City of Tucson requirements apply. Revise appropriately.

2. It is recommended to use a more detailed detention/retention checklist. See the submitted document, "Maintenance Checklist for Detention/Retention Requirements." This document can be utilized or verbiage can be pulled to create a more detailed checklist.

3. New commercial developments over an acre in size are required to provide five year threshold retention. The volumetric difference between developed and the existing 5-year runoff must be addressed in the report. Discuss in the drainage report how the requirements are satisfied.

4. The maximum disposal time of 12 hours must be demonstrated for the stormwater runoff for retention. Provide a percolation test must show a maximum disposal time of 12 hours.

5. The Geotechnicial report states on page 14 (Surface Drainage Section) that in areas where sidewalks or paving do not immediately adjoin structure a minimum grad of 5 percent for at least 10 feet from perimeter walls." Describe how the proposed drainage swale will meet this recommendation.

GEOTECHNICIAL REPORT COMMENTS

1. The maximum disposal time of 12 hours must be demonstrated for the stormwater runoff for retention. Provide a percolation test must show a maximum disposal time of 12 hours. (repeat of drainage report comment 4)

1. The site plan indicates two uses for the project site, Business Supply and Equipment Wholesaling and Commercial Storage. Please clarify if these are two separate uses (two separate businesses) or if the commercial storage supports the wholesaling as storage for the business. If the storage supports the wholesaling then remove all references to commercial storage in all land use, parking, and off-street loading calculations. All calculations will then be based on Business Supply and Equipment Wholesaling as the principal use.

2. Based on the established area setback utilizing Gardner Lane as street frontage the required setback for a thirty-two (32) foot high structure is forty-eight (48) feet not fifty-four (54) feet. Please correct north perimeter yard required setback in the zoning requirements.

Bicycle access to a parking facility may cross a pedestrian way at a right angle (DS2-09.3.2). Multiple rack bicycle parking require a minimum thirty (30 inches between outer spaces of posts or racks (DS 2-09.5.1.A). Please be more specific as to the type of Class 1 bicycle parking to be provided. Provide a detail for Class 1 bike parking as demonstrated in DS 2-09 figure 1.
