Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments

SITE PLAN:
1. Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1.
2. Indicate the location of electric line on the property, from property line to building

FOUNDATION PLANS:

1. Indicate detail 2 (shown at front of carport)
2. Specify and locate all foundation hold-downs and anchor-bolt spacing (at quarter points) for brace wall panels, R403.1.6 & R602.10.3 or R602.10.6.
3. Notes indicate that you want special inspection for concrete.

FLOOR PLANS:

1. Label all rooms and spaces.
2. Designate the location of tempered glass (within 24" of doorways and when less than 60" above tub/shower floors), R308.4.
3. Provide ½" gypsum board on all walls common to the garage and house in compliance with R309.2.
4. Locate and identify brace wall types and locations (include interior wall lines) along with the appropriate holdowns and nailing schedule, R602.10.
5. Indicate location of fireplace and hearth size,R311.5.6

STRUCTURAL PLANS:

1. Provide complete roof framing plan. Show size, spacing and span of all framing members, trusses, beams, glue-lams, lintels, headers, ledgers and blocking.
2. Completely detail all connections to the foundation and/or framing members:
Trusses to top plate
Hold-down locations and types
3. Locate and identify brace wall panel materials (min 3/8" OSB) and locations along with the appropriate nailing schedule (8d @ 6" o/c edge & @12" o/c field), R602.10.6.
4. Note and detail tie straps, framing anchors and joist hangers by type, size and required attachment to framing members.
5. Provide manufacturer's calculations and data for pre-fabricated trusses, or note the requirement for deferred submittal to building inspector at installation. Be prepared to submit deferred truss plan for review.
Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. The engineer of record shall review and stamp the truss SHOP DRAWINGS.
6. Show lateral support of trusses. Show a detail of truss to wall connection using ties having a resistance to uplift of not less than 175 pounds, R802.10.5.
7. Specify the outrigger & gable end bracing and connections to the structure.
8. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807.
9. Indicate all required bracing needed for detail 2/7

ELEVATIONS:
1. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply.
2. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation, R905. I see metal roof spec. On detail 3/7 Where and nailing schedule.

SECTIONS - DETAILS - MISC. NOTES:

1. On standard detail sheets, cross out all details that do not apply or are not being used.
2. Cross-sections shall be cross-referenced to the floor plan and framing plans.
3. Provide a header schedule consistent with Table 502.5(1).
4. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.
5. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cords and eave venting is used, R806.3. This may be accomplished w/ baffles.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code.
2. Provide the length of gas line (total developed length) from meter to the most remote appliance on the system and size the supply pipe for the connected demand, UPC 1217.2.
6. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. A water line diameter of 1" is usually required for a two-bathroom residence.
7. Plans refer to sprinkler and recirc. Systems. Lack details.

MECHANICAL PLANS:

1. Show dryer vent size and location, M1501.
2. Size the return air ducts and registers, IRC sections M1602 (heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1) (1ton cooling = 12,000 BTU).

ELECTRICAL PLANS:

1. Designate the location and circuit of each light fixture, receptacle, and switch, E3606.2.
2. Receptacle outlets shall be provided at each kitchen counter space wider than 12", and shall be installed so that no point along the wall line is more than 24" from a receptacle outlet, E3801.4.1.
3. At least one GFCI receptacle outlet shall be installed in the garage E3801.9 & E3802.2.
4. An arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11. Smoke detector on circ #24.
5. Description of circuit #20.
6. Which circuit for ceiling fan? Refrigerator?
