This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Correct references on sheet 1. See http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html for all adopted amendments. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. SITE PLAN: 1. Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1. STRUCTURAL PLANS: 1. Note or detail steel lintels (show sizes) at framed door and window openings. 2. Specify the gable end cross bracing and connections to the structure. 3. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807. SECTIONS - DETAILS - MISC. NOTES: 1. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture) on section 4/3, IRC figure R307.2. 2. Show wood framing members resting on concrete as pressure treated, R319.1.2 3. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply. 4. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cords and eave venting is used, R806.3. This may be accomplished w/ baffles. PLUMBING PLANS: 1. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. A water line diameter of 1" is usually required for a two-bathroom residence. MECHANICAL PLANS: 1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24. Correct notes #1 & 3, sheet 4. 2. Show bathroom exhaust fan locations with CFM rating R303.3 and M1506. ELECTRICAL PLANS: 1. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6. 2. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11. 3. Provide equipment rated for 22,000 AIC short circuit protection, 2006 Edition of Electric Service Requirements TEP SR-510. OUTDOOR LIGHTING CODE 1. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). 2. Show compliance with City of Tucson Outdoor Lighting Code; the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13, or provide energy calculations per the 2003 IECC w/ local amendments for compliance validations.
