The initial review for the above project has been completed. This letter reflects comments which need to be addressed by a written response to each, indicating action taken. In order to facilitate a shorter back-check time, we request that you please provide two (2) sets revised plans and calculations, highlighting any changes with appropriate revision number, revision date, and “cloud bubbles.” Please replace all revised drawing sheets, in all sets of plans, before returning to Willdan for the follow-up plan review. Please return redline drawings with your resubmittal.

This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 1994 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan.

GENERAL COMMENTS:
A signed special inspection form from the City of Tucson is required at the time that the plans are resubmitted for a back check. Reference the City of Tucson Submittal Policy.

ARCHITECTURAL COMMENTS:
Sheet A1.0
All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36” in the direction of travel. Reference IRC Section R311.4.3.

Provide all window sizes and types, and designate the operable portion of windows. Reference IRC Section R308.4.

Show compliance with IRC Section R303.1 providing natural ventilation (4%).

Show compliance with IRC Section R310 providing egress from bedrooms to meet the following minimum specifications:

Minimum net clear opening area of 5.7 SF. Reference IRC Section R310.1.1.

Minimum net clear opening dimension of 24” height and 20” width.

Reference IRC Sections R310.1.2 and R310.1.3.

Provide ½” gypsum board on all walls common to the garage and house in compliance with IRC Section R309.2.

Appliances installed in garages shall be mounted on platforms and their ignition sources shall be at least 18” above the floor. Reference IRC Section M1307.3.

On the floor plan, how the north is indicated does not correspond to how the elevations are called out. Please clarify. Reference IRC Section 106.1.1.

Sheet A2.0
For thin-coat stucco systems over foam board, note and specify the listing agency’s evaluation report number, system name and manufacturer, and note and specify the vapor barrier. Reference the City of Tucson Submittal Requirements.

Show calculation of attic ventilation area. Note location of all vents needed to comply or show compliance with an accepted Non-vented Roof Method Details 1-8, Dated 7/18-19/2001 as permitted by Section R104.11, Alternate Methods. Reference IRC Section R806.2.

STRUCTURAL COMMENTS:
Sheet S1
Note on the drawing that pre-stressed or post-tensioned slabs shall be permanently labeled on the slab at the center of the garage door opening, as well as with a metal tag indicating ‘POST-TENSIONED SLAB’ permanently attached to the main water shut off valve. Reference PTI Standard.

All slabs and pads, including landings at all doors, shall be shown and their thickness specified. Reference IRC Sections R506.1 and 403.1.

Indicate the slope for exterior slabs. Reference IRC Section R311.6.1.

PLUMBING COMMENTS:
Sheet P0.0
Waterline: Provide the total fixture unit demand (based on Tables 6-4 & 7-3 or Tables L-1 & L-2) and the maximum developed length. Reference UPC Section 610.

The City of Tucson has adopted the 2003 Uniform Plumbing Code with local amendments. All plans must reference the 2003 UPC with local amendments in its entirety.

Note that bathtub and shower enclosures shall be finished with ceramic tile, or an approved nonabsorbent surface, to a height of 72” above the drain. Reference IRC Section R307.2 and UPC Sections 412.7 and 412.8.

Gas appliances shall comply with combustion air requirements. Detail how you will comply. Reference UPC Section 507.

MECHANICAL COMMENTS:
Sheet M1.0
Show on the plans how mechanical fresh air will be provided if using one of the non-vented roof methods. Reference Non-Vented Roof Details Dated 7/18-19/2001.

Dryer exhaust systems shall be independent of all other systems and shall convey the moisture to the outside of the building. Revise plan. Reference IRC Section M1501.1.

ELECTRICAL COMMENTS:
Sheet E1.0
Indicate on the plans that a minimum of 30” X 36” clear working space will be provided in front of all panels, cabinets, and disconnects. Reference IRC Section E3305.2.

Sheet E2.0
Lights installed over a shower or bathtub must be approved for use in wet areas. Reference IRC Sections E3303.3 and E3903.8.

Please provide cut sheets for all the exterior light fixtures shown or noted on Model plans. The cut sheets need to provide lumens per fixture and show if the fixture is a full cut-off, which means no light is emitted at or above the horizontal plane. For non-Model plans, please provide cut sheets and calculations for all exterior lighting fixtures. Reference the City of Tucson Outdoor Lighting Code.

Cross-reference exterior lighting fixtures on the plans with the cut sheets and calculations submitted. Reference the City of Tucson Submittal Requirements.

Sheet E3.0
Note on plans: “All electrical work shall comply with 2003 IRC Chapters 33-42.” Reference IRC Section E3301.2 and the City of Tucson Submittal Requirements.

Note on plans: “All branch circuits that supply 125-volt, single-phase, 15- and 20-ampere outlets installed in dwelling unit bedrooms shall be protected by an arc fault circuit interrupter listed to provide protection for the entire branch circuit.” Reference IRC Section E3802.11.

ENERGY CODE COMMENTS:
Sheet A7.0
Please submit the required energy code calculations by using the “RES” check program, Chapter 11 of the IRC, or the 2003 IECC, and also annotate on the plans. Reference IRC Section R106.1.1.

Sheet M1.0
Annotate on the plans that any ductwork installed in unconditioned space will have a minimum of R-5 insulation, and any ductwork installed outside the building envelope will have a minimum of R-8 insulation. Reference IRC Section N1103.32.
