This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan. Should you have questions regarding the comments herein, please contact your plans examiner Antonio Moya. ARCHITECTURAL COMMENTS: Sheet A-1 Provide access to each separate attic and under floor space that exceeds 30SF. Designate locations on the drawings. Openings shall not be less than 22” X 30” for attics and a 18” X 24” for under floor space. Attic access shall provide a minimum of 30” of headroom and shall be located in a hallway or readily accessible space. Reference IRC Sections R807.1 and R408.3. Cross-sections shall be cross-referenced to the floor plan and framing plans. Reference IRC Section R106.1.1. Sheet A-2 Note and specify a complete roofing system, roofing type, grade of materials and method of installation. Reference IRC Chapter 9. Show calculation of attic ventilation area. Note location of all vents needed to comply or show compliance with an accepted Non-vented Roof Method Details 1-8, Dated 7/18-19/2001 as permitted by Section R104.11, Alternate Methods. Reference IRC Section R806.2. Please provide under floor space venting calculations of 1/150 square feet. Ventilating openings shall be within three feet of each corner of the building and provide a covering with openings no larger than ¼”. Locations are not shown on framing plan. Please provide. Reference IRC Section R408.2. STRUCTURAL COMMENTS: Sheet A-2 Note and detail minimum reinforcing, or provide code justification for alternative. For braced walls see IRC Section R602.10.6. For stem-wall with unbalanced fill see IRC Table R404.1.1 (1-4). Reference IRC Sections R403.1.3.1 and R602.10.1. Locate and identify brace wall types and locations, along with the appropriate nailing schedule. Reference IRC Section R106.1.1. Specify design criteria on plans. Provide values for floor dead load and live load, as well as roof dead load and live load. Reference IRC Sections R301.4 and R301.5. Specify lumber grade and species. Specify manufacturer and series on glue-lams and “I” joists. Reference IRC Section R106.1.1. Detail all brace wall connections from the foundation to the roof plywood. Reference IRC Section R106.1.1. Provide stairway connection details and stringer sizes. Reference IRC Section R106.1.1. PLUMBING COMMENTS: Sheet P-M Show the required clean-outs. Reference the City of Tucson Submittal Requirements. Waterline: Provide the total fixture unit demand (based on Tables 6-4 & 7-3 or Tables L-1 & L-2) and the maximum developed length. Reference UPC Section 610. Plumbing vents shall be a minimum of 10 feet away from all air intakes. Reference UPC Section 906.2. The City of Tucson has adopted the 2003 Uniform Plumbing Code with local amendments. All plans must reference the 2003 UPC with local amendments in its entirety. MECHANICAL COMMENTS: Sheet P-M Note on plans: “Mechanical shall comply with 2003 IRC Chapters 12-24.” Reference IRC Section M1201.2. If the heating or air conditioning equipment is located in the attic, show location of access, catwalk, and working platform. Show provisions for and route of secondary condensate drain. Reference IRC Sections M1305.1.3 and M1411.3. Show on the plans how mechanical fresh air will be provided if using one of the non-vented roof methods. Reference Non-Vented Roof Details Dated 7/18-19/2001. Dryer exhaust systems shall be independent of all other systems and shall convey the moisture to the outside of the building. Revise plan. Reference IRC Section M1501.1. Provide a secondary line to a conspicuous point of disposal. Reference IRC Sections M1441.3 and M1411.3.1. ELECTRICAL COMMENTS: Sheet E-1 Island or peninsula countertops shall have at least one receptacle outlet at each counter space with a long dimension of 24” or greater, and a short dimension of 12” or greater. Reference IRC Sections E3801.4.2 and E3802.4.3. Lights installed over a shower or bathtub must be approved for use in wet areas. Reference IRC Sections E3303.3 and E3903.8. Indicate the location of all disconnecting means for air conditioning and heating units, air handlers, compressors, and disconnects. Reference IRC Section E4001.5 and Table E4001.5. Indicate on the plans that a minimum of 30” X 36” clear working space will be provided in front of all panels, cabinets, and disconnects. Reference IRC Section E3305.2. Indicate the location of convenience outlet(s), light switch(es), and a disconnect for attic heating and air conditioning equipment. Service outlet must be within 25’ of the equipment. Reference IRC Sections M1305.1.3.1, E3801.11, and E3803.4. Show on the plans that the service outlet will be within 25’ of HVAC equipment. Reference IRC Section E3801.11. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used. Reference IRC Section E4001.6. Note that light fixtures in clothes closets shall be installed in accordance with IRC Section E3903.11. Submit panel schedule showing wire size. Reference IRC Section 3502.2 and the City of Tucson Submittal Requirements. Show locations of smoke detectors. Reference IRC Sections R313.1 and R313.1.1. Please provide cut sheets for all the exterior light fixtures shown or noted on plans. The cut sheets need to provide lumens per fixture and show if the fixture is a full cut-off, which means no light is emitted at or above the horizontal plane. Reference the City of Tucson Outdoor Lighting Code. Please specify how many lamps of each type are being used for the exterior lighting. Lumens will be calculated by the maximum allowed watts for each fixture that the manufacturer specifies. Reference the City of Tucson Outdoor Lighting Code. Cross-reference exterior lighting fixtures on the plans with the cut sheets and calculations submitted. Reference the City of Tucson Submittal Requirements. ENERGY CODE COMMENTS: Sheet A-1 Indicate on the plan the “R” values of insulation, as well as the “U” values of the windows, skylights, and doors in compliance with the energy calculations provided or prescriptive requirements of Chapter 11. Reference IRC Section R106.1.1. Please submit the required energy code calculations by using the “RES” check program, Chapter 11 of the IRC, or the 2003 IECC, and also annotate on the plans. Sheet P-M Provide a note that water heaters with vertical pipe risers shall have a heat trap on both the inlet and outlet of the water heater, unless the water heater has an integral heat trap or is part of a circulating system.
