This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. Construction drawing guidelines are available from the residential desk of the Development Services Division. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All model plans shall reference these codes. All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references. Correct illegible overtyped statements: All dimensions and notes shall be consistent on each plan or elevation. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. FOUNDATION PLANS: · Epoxy connections require special inspections. If used, a special inspection request must be included with the permit application. FLOOR PLANS: · Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass (within 24" of doorways and when less than 60" above tub/shower floors), R308.4. · Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5. · Identify windows requiring safety glazing (within 24" of doorways), R308.4.6. STRUCTURAL PLANS: · Provide correct size for roof framing rafters on new patio, inadequate by 19.4% recommendation is controlling factor: moment of inertia / DEPTH required 3.71 inches. · Provide manufacturer's calculations and data for pre-fabricated trusses, or note the requirement for deferred submittal to building inspector at installation. · Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. The engineer of record shall review and stamp the truss SHOP DRAWINGS. PLUMBING PLANS: · The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code. · Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4. · Provide the maximum developed length of water line and diameter using 2003 UPC Table 6-5 assuming 46 to 60 psi. · Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. · Show a upper terminal cleanout, or two-way cleanout 2' from the building at the lower end, UPC 707.4 w/ State amendment. OUTDOOR LIGHTING CODE · Full cut-off fixtures have no emittance above the nadir (no deco openings, semi-opaque panels or exposed lamps). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). · Provide: Fixture (A) first and second choice may be considered F.C.O. if the installed lamp does not extend below the fixture shielding. · Show compliance with City of Tucson Outdoor Lighting Code; the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations.
