Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.


FOUNDATION PLANS:

1. Show or note a 6" minimum separation of untreated exterior posts above finished grade, R319.1.4. Show a detail or note the porch post, keynote L, sheet 2.
2. Show compliance with termite treatment specified by R320, as amended.
3. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1 if a soils report is not provided.
4. Show keynote M (sheet 2) for the porch post with a minimum 12" footing depth below undisturbed soil, R403.1.4.

FLOOR PLANS:

1. Remove keynote M reference from the beam location on the Floor Plan, sheet 2.
2. Identify each keynote on the Plans, sheet 2.
3. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5.

SECTIONS - DETAILS - MISC. NOTES:

1. Show GluLam beams with 1/2" end clearances from masonry, R319.1.4.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code.
2. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi.
3. Show the cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6. The water closet VTR may be used as the cleanout if increased to 2-½".

ELECTRICAL PLANS:

1. All code references to the International Residential Code shall be changed from 2000 to 2003, note #8, sheet 5. Correct illegible overtyped statements, note #9, sheet 5.
2. Indicate the correct circuit numbers for the dryer receptacle.
3. Provide an electrical riser diagram.
4. Provide equipment rated for 22,000 AIC short circuit protection, 2006 Edition of Electric Service Requirements TEP SR-510.
5. Smoke alarms are required outside each separate sleeping area R313.1.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13, or provide energy calculations per the 2003 IECC w/ local amendments for compliance validations. If using REScheck select the climate zone 4B, Pima County < 4000 ft, 2100 HDD on the web version. http://www.energycodes.gov/rescheck/
2. Show the "R" values of insulation, as well as the "U" values of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40 rather than the previously accepted MEC values.
