| 07/13/2006 | JOE LINVILLE | LANDSCAPE | REVIEW | Denied | 1) All lettering and dimensions shall be the equivalent of twelve (0.12") point or greater in size. Revise the landscape plans and NPP plans as necessary DS 2-05.2.1.A. 2) Revise the landscape plan to include slope ratios for retention and detention basins. Basin slopes in most instances are required to have slopes no steeper than 4:1 where depths are three feet and greater, 3:1 for unprotected slopes and 2: 1 for protected slopes for depths less than three feet. Revise the site plan as necessary. DS 10-01.4 3) Revise note ten on sheet 1 of the landscape plan to indicate 50 percent. 4) Regarding berms shown on the landscape plan along Country Club Road: Per DS 2-06.3.7.B.5.d "the highest point of the berms must be on site and no closer than one (1) foot from the property line or the MS&R right-of-way line, whichever is more strict. The one (1) foot distance from the property line on the location of the berm crest is a minimum. In most cases, it will be greater than one (1) foot unless there is excess right-of-way, and the City Engineer's Office allows the berm to occur within the right-of-way area". Revise the plan as necessary. Obtain approval, in writing for the concept of construction berms in the right-of-way and forward with resubmittal. 5) Sheet 2 of the site plan at Basin 'B' includes the notation "Engineered floor throughout". Clarify if there is an associated detail and the extent of its application. 6) Revise notes on sheet 2 & 3 of the landscape plan that refer to a sheet 8, no sheet 8 was included. 7) Screens are allowed by Code to encroach only three feet into the minimum width required for the street landscape border. Revise the Valencia Road segment where necessary. DS 2-06.3.7.B.5 8) In situations where the street landscape border is wider than the minimum ten (10) foot requirement, the landscape border width needs to be determined for the purposes of calculating the fifty (50) percent vegetative coverage requirement, Sec. 3.7.2.4 of the LUC. The width is that area between the required screen and the property line. Revise the calculations and plan elements where necessary for Country Club Road. DS 2-06.3.4.C.2 9) The area between the right-of-way line and sidewalk and the area between the sidewalk and the curb, if not covered with vegetation, shall be covered with an appropriate inorganic ground cover, such as decomposed granite. Revise the plans to clarify compliance. LUC 3.7.2.4.A.4 10) Trees and shrubs are to be selected and located so that, at maturity, they do not interfere with existing on-site or off-site utility service lines or utility easements or with solar access. Obtain clearances and revise the plans as necessary. LUC 3.7.2.6.B 11) All plant material used for landscaping shall be selected from the Drought Tolerant Plant List in Development Standard 2-16.0. except those used in oasis areas. Platanus wrightii is not on the approved list and the planting areas selected do not conform to DS 2-06.3.2.B, LUC 3.7.2.2.C. 12) Identify screening proposed the refuse storage and mechanical equipment areas on the landscape and site plans. LUC Table 3.7.2-I 13) A landscape border is required at all points along Bonney Avenue except for approved ingress/egress locations. Refuse containers are to be placed so that the collection vehicle does not have to back into moving traffic, on or off the premises. DS 6-01.4.1.I 14) Revise the note titled "Fencing" on sheet 1 of the native plant preservation plan to reference the Development Services Department Landscape Section, rather than Parks and Recreation. 15) Revise the native plant preservation plan to meet the minimum preservation requirements of LUC 3.8.6.2.A. Correct the landscape plans as necessary. 16) Revise the native plant preservation plan to meet the minimum mitigation requirements of LUC Table 3.8.6-I. Correct the landscape plans as necessary. |
