COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


1. This plan has been reviewed for compliance with development standards 2-02 site content and specifications. Additional review for compliance with development standards, 2-08, 2-09, 3-01, and 3-05 has been made. This plan has also been reviewed for compliance with development criteria as listed in the LUC for development designator "28", Retail Trade Use Group, General Merchandise Sales, subject to Sec. 3.5.9.2.C

2. Zoning acknowledges that all comments have been addressed but cannot approve the site plan at this time. The entire Fry's center has a re-striping plan (T06CM03381) currently under review, which has not been approved. Once the overall re-striping plan has been approved then zoning will be able to approve the fuel center.

A street landscape border, per Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of 10 feet, running the full length of the street property line(s) bounding the site except for points of ingress-egress. On streets designated as Major Streets and Routes (MS&R), the street landscape border is measured from the MS&R right-of-way line as determined by LUC 2.8.3.4.

2. Street landscape borders shall be located entirely on site, except that if approved by the City Engineer or designee. Up to five 5 feet of the required 10 foot width be placed within the adjacent right-of-way area or within the Major Streets and Routes (MS&R) right-of-way area on MS&R streets.

3. Indicate the length and width of landscape borders and landscape transition borders Include square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-072.2.2.

4. A 30" continuous screen along street frontages for vehicle use area must be provided per LUC Table 3.7.2-I. Identify screening element.

RESUBMITTAL REQUIRED: Site Plan, Grading Plan and Drainage Statement.

The Site Plan (SP), Grading Plan (GP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan, Grading Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP, GP and DS.
2. The SP and GP cannot be approved prior to the site plan (T06CM03381) that is currently under review.
3. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. Call out a COT standard detail or show a detail of the H/C ramp on the plans. The truncated domes shall be shown where the sidewalk or ramp meets the P.A.A.L or driveway. This warns the pedestrian that they are about to enter an area with vehicular traffic.
4. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. There seems to be a discrepancy with the amounts of cut and fill between the Site plan and Grading plan. Revise as required.
6. Submit 4 copies of the grading plan upon re-submittal.
Drainage Statement:
1. The DS has been accepted by engineering.
