COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


1. This plan has been reviewed for compliance with development standards 2-02 site content and specifications. Additional review for compliance with development standards, 2-08, 2-09, 3-01, and 3-05 has been made. This plan has also been reviewed for compliance with development criteria as listed in the LUC for development designator "28", Retail Trade Use Group, General Merchandise Sales, subject to Sec. 3.5.9.2.C

2. The Site Plan (SP) is approved conditionally as submitted. Please include a response letter to the comments along with the corrected copies of the SP with your next submittal. An over the counter review may be used once the following comments have been addressed as long as all other agencies have approved the site plan.

3. The pedestrian circulation/accessible route, which runs from the former Los Betos pad area to the sidewalk along Speedway, presents an unsafe condition. This pedestrian circulation/accessible route needs to be relocated. See the attached redline for recommendation.

4. Ensure all changes made to this site plan are include on the site plan under review T06CM03381.

2. A 30" continuous screen along street frontages for vehicle use area must be provided per LUC Table 3.7.2-I. Identify screening element.

RESUBMITTAL REQUIRED: Site Plan, Grading Plan and Drainage Statement.

The Site Plan (SP), Grading Plan (GP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan, Grading Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP. A detailed response letter is required, "See site plan" is too vague.
2. The SP and GP cannot be approved prior to the site plan (T06CM03381) that is currently under review.
3. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. Call out a COT standard detail or show a detail of the H/C ramp on the plans.
4. There shall be no obstructions in the SVT this includes any parking spaces per D.S. 3-01.5.0.
5. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. Per previous comment.
6. Edit general note no. 29 to "All work shall conform to City of Tucson Development Standard 11-01.0 Excavation and Grading".
7. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. Call out the Bench Mark on the plans.
8. Show Site plan (T06CM03790) and Grading plan (T06BU01650) number on all sheets per D.S. 2-02.2.1.29. Per previous comment.
9. Show on the plans where the water harvesting techniques will be utilized with drainage arrows, grades and depressed curbs.
10. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. Per previous comment.
11. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable. Per previous comment.
12. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice. Per previous comment.
13. Submit 4 copies of the grading plan upon re-submittal.

Drainage Statement:
1. The DS has been conditionally accepted.
2. Generate drainage exhibits into the DS with pockets that show where and how the water harvesting techniques will be utilized.
