RESUBMITTAL REQUIRED: Site Plan, Grading Plan and Drainage Statement.

The Site Plan (SP), Grading Plan (GP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan, Grading Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. The SP and GP cannot be approved prior to the site plan (T06CM03381) that is currently under review. The site plan currently under review and must include all the proposed improvements associated with the Fry's gas station. It is advised that the Fry's gas station be approved prior to the site plan (T06CM03381) because the later site plan shows the entire site showing the proposed gas station as parking spaces that are subject to change.
3. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
4. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. The SVT at the NW portion of the property is a pedestrian SVT because of the median in Speedway blvd. Revise as required.
5. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17.
6. Sidewalks, curbs and wheelchair ramps are required where applicable per D.S. 3-01.3.0 and installed with "Detectable Warnings" per ADAAG.
7. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
8. Show Site plan (T06CM03790) and Grading plan (T06BU01650) number on all sheets per D.S. 2-02.2.1.29.
9. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0.
10. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
11. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
12. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
13. List the consulting engineer and the owner/developer on the plans with the pertinent information.
14. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
15. Submit 4 copies of the grading plan upon re-submittal.

Drainage Statement:
1. The DS has been conditionally accepted.
2. Indicate the use of water harvesting techniques in the DS.
3. Incorporate the drainage exhibits into the DS with pockets.
4. Show the project address or administration address on the cover sheet of the DS.

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


1. This plan has been reviewed for compliance with development standards 2-02 site content and specifications. Additional review for compliance with development standards, 2-08, 2-09, 3-01, and 3-05 has been made. This plan has also been reviewed for compliance with development criteria as listed in the LUC for development designator "28", Retail Trade Use Group, General Merchandise Sales, subject to Sec. 3.5.9.2.C

2. The Site Plan (SP) cannot be approved as submitted. Please include a response letter to the comments along with the corrected copies of the SP with your next submittal.

3. A copy of the last approved site plan is required with the next submittal. Additional comments may be forth coming.

4. Provide building setbacks measured from the existing or future curb along Speedway Blvd, MS&R on the site plan. D.S. 2-02.2.1.7.

5. I am unable to verify parking, proposed/provided, until the last approved site plan is submitted. D.S. 2-02.2.1.8.

6. The proposed parking located along the north property line will require curb stops or the overhang area shown on the plan. The two (2) spaces adjacent to the air/water unit will require curb stops. D.S. 3-05.2.3.C.

7. Provide a typical parking space details for both handicapped and standard parking spaces. D.S. 2-02.2.1.9

8. The SVT's as shown on plan are not correct, see Engineering comments.

9. Provide dimensions for the existing North PAAL along Speedway and for the PAAL South of the existing electrical transformer, Keynote 24. D.S. 2-02.2.1.11.

10. The proposed handicappd parking space along the north property line is for the gas sales kiosk, provide a handicapped accessible route to the kiosk. D.S. 2-02.2.1.12

11. Demonstrate that the proposed Pedestrian/Handicapped access, Keynote 30, does not cross the existing stacking area for the drive through for Retail (E). Revise as necessary. D.S. 2-02.2.1.12 & D.S. 3-05.2.1.C.2.a.

12. Provide the location, type, size and height of existing & proposed signage. D.S. 2-02.2.1.13

13. Speedway Blvd. Is an MS&R route, annotate on plan. D.S. 2-02.2.1.18

14. Provide existing/proposed zoning for adjacent parcels. D.S. 2-02.2.1.28

15. The closest refuse container is located near Retail (E), it appears that refuse vehicle access to this container is through two (2) parking spaces, clarify. D.S. 2-02.2.1.32.

16. Provide a note stating "RETAIL TRADE USE GROUP, GENRAL MERCHANDISE SALES, "28", Subject to Sec.3.5.9.2.6.

17. It appears that the building expansion calculation is incorrect, 4,068/83,672=4.9%, revise calculation. D.S. 2-02.2.2.6.
