Blacklidge Dr. Permit #: TO6-CM03724 Structure: 1 story SFR Occupancy: R-3/ U Occupant load: 8 Construction Type: V-B Area S.F.: 2825 SF Project number: 18-6027-03 The second submittal plans for the above referenced project are in the process of Architectural, Structural, Plumbing, Mechanical and Electrical plan review for compliance with the City of Tucson ordinances and applicable codes. Corrections required are noted below. All corrections must be made to the original drawings and new complete and revised sets resubmitted along with a written response to each of the items listed below to facilitate a shorter back-check time. The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical review. These disciplines were checked only to the extent allowed by the documents provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. ARCHITECTURAL COMMENTS There shall be a floor or landing on each side of each exterior door. The width of the landing shall not be less than the door served with a minimum dimension of 36 inch measured in the direction of travel. Ref. IRC Section R311.4.3. Reflect maximum drop from top of threshold to top of landing to be 1 ½” when doors open outward. Revise plan note on Sheet A-2 which states 1 ½” max threshold to read max 1 ½” drop from top of threshold to top of landing. Also address exterior door near kitchen similarly as the landing shown is on Sheet A-6 in Detail 9 to be 4” below F.F. elevation. Provide a calculation to determine the percentage of glazing of the gross area of the exterior walls. Calculations to verify compliance with the 2003 International Energy Code will be required when the glazing area exceeds 15% of the gross area of the exterior walls. Ref. IRC Section N1101.2.1. The garage shall be separated from the residence and its attic area by not less than ½" gypsum board applied to the garage side per amendment to IRC Section R309.2 and Table R702.3.5. Please address wall adjacent to dwelling portion. For masonry and zero-clearance fireplaces indicate fireplace hearth size and materials or denote on plans to follow installation instructions for hearth materials and size. Non-vented roof design may be used meeting the TEP guidelines as agreed by the Greater Tucson Jurisdictions provided the applicable TEP detail is incorporated into plan sheets and the Mechanical plan is revised to show the outside air intake and cfm of outdoor air required by TEP guidelines. Ref. IRC Section R806. Provide complete Framing Plan for support of ceiling joists. Specify size and spacing of all ceiling joists framing members. Ref. IRC Section R106. Provide wall section detail for wood framed exterior walls showing double top plate. STRUCTURAL COMMENTS Sheet A1 Specify on plans masonry compressive strength for masonry blocks applicable to this project. Ref. IBC 2105.2.2.1.2. Comment restated. Address development and clearly detail on plans jamb reinforcement at openings. Typical. Comment restated. Sheet A3 Recheck lateral load at roof diaphragm and address on plan horizontal drag struts at re-entrant corner to allow lateral shear at roof to be transferred to the vertical shear walls. Sheet A6 Complete framing details including the provisions for wall anchorage to roof diaphragm per IBC 1604.8.1 or IRC R606.8.2.1. See roof Details 4, 5, 8. Comment restated. PLUMBING COMMENTS Coordinate vent sizes for fixtures P-3, P-5 in Detail 2/P2 where 2” vents are first shown then change to 1 ½” sizes. Call out cleanout for all horizontal branch lines exceeding 5’ in length. Ref. UPC 707. See lavatories at Master Bath. MECHANICAL COMMENTS Provide the CFM of outdoor air to HVAC unit as required when non-vented attic details are used. Show OSA duct to point of connection with the HVAC system. ELECTRICAL COMMENTS: Denote disconnect panel at workshop to be labeled as suitable for use as service equipment. Indicate what equipment workshop circuits 3, 5 and 4, 6 are intended to serve. Provide switch controlled heights at exterior doors at work shop. Provide cut sheets for all exterior light fixtures at both buildings. Address lack of electrical power to exhaust fan at workshop bath. Clarify lack of hot water to workshop lavatory and shower as no water heater circuit is shown. Clarify circuit marked as 32 at workshop near bathroom. Provide a written letter for inclusion in the C.O.T files for this property indicating the purpose of the area that appears to be a closet in second room of workshop and reflecting that workshop is not intended as a residential guesthouse or sleeping area. Also clarify if shower remains as it is crossed through in note on Sheet S-1 but is shown elsewhere in plans.
