SUBMITTAL REQUIRED: FLOODPLAIN USE PERMIT APPLICATION, HYDROLOGY REPORT

1. Submit an overall site plan (master plan of Reid Park) that meets the criteria found in the Development Standards 2-02.

2. Provide a project address on sheet x1.2.

3. Provide a location map on the site plan (master plan of Reid Park) and sheet x1.2.

4. Lot dimensions and bearings site plan (master plan of Reid Park).

5. Provide existing sight visibility triangles for the PAAL to Lake Shore Lane on sheet x1.2.

6. Indicate the width of the existing sidewalk in general note 38 on sheet x1.2. DS 2-02.2.1.A.12.

7. Provide drainage patterns, proposed finish floor elevation(s), and finish grades on the site plan (master plan of Reid Park) and sheet x1.2. DS 2-02.2.1.A.16.

8. Provide estimated cut and fill quantities on sheet x1.2. DS 2-02.2.1.A.17.

9. Provide the street names that are adjacent to Reid Park on the overall site plan. DS 2-02.2.1.A.18.

10. Provide existing and future right-of-way dimensions for all street adjacent to Reid Park on the overall site plan. DS 2-02.2.1.A.19 and 21.

11. If applicable provide on the overall site plan all easements of record graphically on the plan with recording docket and page reference. DS 2-02.2.1.A.20.

12. On sheet x1.2 provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, include City Field Book and page number or add a general note referencing that all vertical information can be found on the paving and grading plan sheet c1.1.

13. Sidewalks must be flood free for up to the 10-yr. event. Add a note to sheet x1.2, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E.

14. Handicap curb access ramps are required to be constructed with truncated domes, per recent a Federal ADA requirement. Show a detail or add a general note to the site plan indicating all public and private handicap curb access ramps will have truncated domes.

15. For commercial establishments that provide a service to the public an on site solid waste refuse enclosure and container is required. Provide a solid waste enclosure and container that meets the commercial standards found in the Development Standards 6-01.

16. On sheet x1.2 there is a floating word "Aviary," adjacent to the dashed line for detail 1/x1.4 that appears to not have been deleted when the plans were drawn. Please clarify and/or revise the plan to move the word.

17. This property is subject to the requirements of the Watercourse, Amenities, Safety and Habitat Ordinance. A separate application must be submitted with a W.A.S.H. Analysis/Report to the Community Design Review Committee Office (CDRC). Please Contact Patricia Gehlen, the CDRC Manager for more information regarding the W.A.S.H. submittal process.

18. This property is also subject to the Floodplain Ordinance Chapter 26, which requires a floodplain use permit and submittal of a hydrology report. At minimum the hydrology report must provide floodplain delineation and the 100 year stormwater volume (cfs). If the development of the structure is within the mapped floodplain limits an encroachment analysis must be provided. The floodplain use permit applications (blue card) can be found at the Engineering Counter at the Development Services Department. Submit a floodplain use permit application and a hydrology report at the next submittal.

19. Provide the floodplain limits on the site plan. Label appropriately. DS 2-02.2.1.A.15.

20. Provide the 100 year stormwater volume (cfs) and indicate the location on the site plan. SMDDFM 5.2.5.

21. Additional comments with subsequent reviews could be forthcoming depending on how each comment has been addressed.
