The initial review for the above project has been completed. This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable.

This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan.

GENERAL COMMENTS:
General
Please coordinate notes and details. Many notes to the details throughout the plans have conflicting information and construction components. See redlines throughout plans. Reference IRC Section R106.1.1.

ARCHITECTURAL COMMENTS:
Sheet 2
Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass. Reference and label window in shower area in master bathroom. Reference IRC Section R308.4.



Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height. Reference IRC Sections R305.1, R106.1.1.

Sheet 3
Provide ½” gypsum board on all walls common to the garage and house in compliance with R309.2. Where separation is a floor-ceiling assembly, the structure supporting the separation shall also be protected by a minimum ½” gypsum board or equivalent. Reference IRC Section R309.2.

Openings between the garage and residence shall be equipped with solid wood doors not less than 1 3/8” (35mm) thick, solid or honeycomb core steel doors not less than 1 3/8” (35mm) thick, or 20-minute fire rated doors. Reference IRC Section 309.1.

STRUCTURAL COMMENTS:
Sheet 2
Indicate the slope for exterior slabs. Reference the landings. Reference IRC Section R311.6.1.

Sheet 4
Specify lumber grade and species. Specify manufacturer and series on glue-lams and “I” joists. Reference the Glulam Beam(s) installed. Reference IRC Section R106.1.1.

Sheets 5 and 6
Specify lateral support of trusses. Reference IRC Sections R802.10.1 and R106.1.1.

Detail gable end bracing connections. Reference IRC Sections R802.10.1 and R106.1.1.

Provide brace wall details and notes for exterior frame walls and main cross-stud partitions. Reference IRC Sections R106.1.1 and R602.10.3.

Sheet 6
Specify and detail all over-framing. If solid sheathing is used on the lower trusses, provide minimum openings of 22” by 30” for access and ventilation into over-framed areas (>30 SF). If solid sheathing is not used on lower trusses, provide details for bracing of top chord of lower trusses. Reference IRC Section R807.1.

PLUMBING COMMENTS:
Sheet 9
Show required clean-outs. Reference the City of Tucson Submittal Requirements.

Waterline: Provide the total fixture unit demand (based on Tables 6-4 & 7-3 or Tables L-1 & L-2) and the maximum developed length. Add the dishwasher. Reference UPC Section 610.

Plumbing vents shall be a minimum of 10 feet away from all air intakes. Reference UPC Section 906.2.

The City of Tucson has adopted the 2003 Uniform Plumbing Code with local amendments. All plans must reference the 2003 UPC with local amendments in its entirety.

MECHANICAL COMMENTS:
Sheet 7
Show the exhaust duct terminations for bathrooms, water closet compartments and similar rooms in lieu of operable windows. Add the exhaust fan in the master bathroom. Reference IRC Section R303.3.

Show on the plans the required kitchen exhaust hood duct termination. Reference IRC Section M1502.1.

A gas furnace is shown, but no gas is supplied to the home. An electrical furnace is shown in the electrical calculations. Please clarify. Reference IRC Section R106.1.1.

ELECTRICAL COMMENTS:
Sheet 8
Show on the plans that the service outlet will be within 25’ of HVAC equipment. Reference IRC Section E3801.11.

Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used. Reference IRC Section E4001.6.

Electrical load calculations are required when more than 4 circuits are added. Add water heater to calculations with 4500 VA. Reference IRC Section 106.1.1 and the City of Tucson Submittal Requirements.

Submit panel schedule showing circuit amps, wire size, panel size, and circuit numbers. Coordinate overcurrent protection with wire size. See redlined area in panel. Reference IRC Table E3602.13, IRC Section 3502.2 and the City of Tucson Submittal Requirements.

Please provide cut sheets for all the exterior light fixtures shown or noted on Model plans. The cut sheets need to provide lumens per fixture and show if the fixture is a full cut-off, which means no light is emitted at or above the horizontal plane. For non-Model plans, please provide cut sheets and calculations for all exterior lighting fixtures. Reference the City of Tucson Outdoor Lighting Code.

Please specify how many lamps of each type are being used for the exterior lighting. Lumens will be calculated by the maximum allowed watts for each fixture that the manufacturer specifies. Reference the City of Tucson Outdoor Lighting Code.

Cross-reference exterior lighting fixtures on the plans with the cut sheets and calculations submitted. Reference the City of Tucson Submittal Requirements.



Please update code year to current code year for the IRC that is the 2003 IRC. Reference the City of Tucson adopted codes.





ENERGY CODE COMMENTS:
Sheet 9
Provide a note that water heaters with vertical pipe risers shall have a heat trap on both the inlet and outlet of the water heater, unless the water heater has an integral heat trap or is part of a circulating system. Reference IECC Section 504.7.

Please submit the required energy code calculations by using the “RES” check program, Chapter 11 of the IRC, or the 2003 IECC, and also annotate on the plans. Reference IRC Section R106.1.1.
