Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.


FOUNDATION PLANS:

1. A special inspection request must be included with the permit application. Concrete over 2500PSI requires special inspection. Foundation plan page 3 indicates 3000 psi concrete. All plans must be consistent.

FLOOR PLANS:

1. Locate and identify brace wall types and locations, R602.10.4 (include interior wall lines, R602.10.1.1) along with the appropriate tie-downs and nailing schedule, R602.10.8. Specifically East, North, and South walls.

STRUCTURAL PLANS:

1. Please have an engineer justify roof spans and connections. The IRC is a prescriptive code but your design fails to meet measures in Chapter 8.
2. Ceiling joist are over-spanned. Page 5 indicates 2x8grade ss@15' span: span is actually 15' 1 1/2". Hence overspanned as specified. Page G indicates 2x6 rafters. All plans must be consistent.
3. PORCH DRAWINGS: Please indicate post-footing details, ledger attachment details, post to corbel to beam connections. Submit ICBO report for neoprene roofing system.


ELEVATIONS:

1. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply. Indicate size of vent on plan. Page 4 indicates vent on North while on Elevation G vent is located on South. Plans must be consistent.






PLUMBING PLANS:

1. Provide the maximum developed length of water line and diameter using 2003 UPC Table 6-5 assuming 46 to 60 psi. Indicate developed length from meter to most remote fixture.
2. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. A water line diameter of 1" is usually required for a two-bathroom residence.


ELECTRICAL PLANS:

1. What kind of wire are you using for feeder to sub-panel? #2 TW wire would be undersized.
