Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.


SITE PLAN:

1. Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1.

FOUNDATION PLANS:

1. All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36" in the direction of travel, R311.4.3.
2. Specify and locate all foundation hold-downs and anchor-bolt spacing (at quarter points) for brace wall panels, R403.1.6 & R602.10.3 or R602.10.6.
3. A special inspection request must be included with the permit application. Concrete over 2500PSI requires special inspection.

FLOOR PLANS:

1. Locate and identify brace wall types and locations, R602.10.4 (include interior wall lines, R602.10.1.1) along with the appropriate tie-downs and nailing schedule, R602.10.8.

STRUCTURAL PLANS:

1. Provide complete roof and floor framing plans. Your roof plan indicates most members are over-spanned. Please re-do roof plan and justify spans and connections.
2. Ceiling joist are over-spanned.
3. I would like to see all details for porch plan.

ELEVATIONS:

1. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply.





SECTIONS - DETAILS - MISC. NOTES:

1. Provide a header schedule consistent with Table 502.5(1).

PLUMBING PLANS:

1. Note and specify all piping materials.
2. Provide the maximum developed length of water line and diameter using 2003 UPC Table 6-5 assuming 46 to 60 psi.
3. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. A water line diameter of 1" is usually required for a two-bathroom residence.

MECHANICAL PLANS:

1. Provide a heated air source to all habitable rooms, R303.8. Heat pump appears to be outside bathroom with no ductwork shown to bedroom.
2. Provide return air duct and register sizes, M1602.

ELECTRICAL PLANS:

1. Feeder wire for sub-panel is under-sized. 125 amp main would require min #1 cu. wire


OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. 2. Incandescent lamp cut-sheets may also be provided showing average lumen ratings, or the values of 60 watts = 850 lumens, 100 watts = 1700 lumens and 150 watts = 2850 lumens may be assumed. Select values for the maximum fixture rating. Show compliance for both total lumen output and the unshielded component fixture types.
INTERNATIONAL ENERGY CONSERVATION CODE:

1. The simplified prescribed energy values for glazing U=0.65 complies with energy requirements 2003 IECC w/ local amendments if glazing does not exceed 15% of exterior wall area.
