Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. See http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html for all adopted amendments.
All dimensions and notes shall be consistent on each plan or elevation.

SITE PLAN:

1. Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1.
2. Indicate the location of gas, water, electric and sewer or septic line on the property, from property line to building. Provide the location of utility meters.

FLOOR PLANS:

1. Show compliance with R303.1 providing natural light into existing adjacent rooms (8%) if impacted by new construction.
2. Show compliance with R303.1 providing natural ventilation for adjacent rooms (4%), or approved mechanical ventilation. Sitting room doesn't have 50% opening to qualify as adjoining room.

STRUCTURAL PLANS:

1. Justify I joist on bedroom. Justify framing on box-out for fau. And appear over-spanned. Additionally, references on building sections call out different TJI.
2. Please specify thickness of T1-11 roof sheeting.

SECTIONS - DETAILS - MISC. NOTES:

1. Wall framing shall have a 6" clearance above the ground, R319.1 (5). Also weep screed R703.6.2.1
2. Floor plan note #5 per sec R313.1 not R307 1



PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code.
2. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5. Also indicate meter size.

MECHANICAL PLANS:

1. Provide return air duct and register sizes, M1602.
2. Indicate compliance with M1702.2 location of combustion air openings.

ELECTRICAL PLANS:

1. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3801.7. These outlets shall be GFCI protected E3802.3.
2. An arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11.
3. Branch circuits supplying the bathroom receptacles shall have no other outlets. E3603.4


INTERNATIONAL ENERGY CONSERVATION CODE:

1. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13, or provide energy calculations per the 2003 IECC w/ local amendments for compliance validations.
