This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Construction drawing guidelines are available from the residential desk of the Development Services Division. Provide consecutively numbered sheet numbers on each construction drawing, R106.1.1. SECTIONS - DETAILS - MISC. NOTES: 1. Provide detailed, accurate, neat, complete drawings with cross section views showing all materials with type, dimensions and connection methods. The cross section shows the amount (R-value) and placement (ceiling or roof) of insulation. Shingled roofs require a ventilated attic space between the roof and insulation. This space can be vented with gable vents and eave vents. 2. The size of required attic ventilation is determined using the attic area in compliance with R806.2. Note only 80% of the required ventilating area may be provided by ridge or gable vents when applying the reduced area calculation. Or, the entire ventilating area may be provided at the gable (top vented) using the full calculation method. Show the amount of vents needed to comply on the cross section or elevation view. The photo does not show the gable vent size. 3. The newly insulated attic space above the garage area may have eave vents. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing, R806.3. This may be accomplished w/ baffles. MECHANICAL PLANS: 1. Provide return air duct and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). INTERNATIONAL ENERGY CONSERVATION CODE: 1. Revise the energy conservation values showing the solar heat gain coefficient SHGC minimum value of 0.40.
