Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Construction drawing guidelines are available from the residential desk of the Development Services Division.

1. Provide detailed, accurate, neat, complete and scaled (1/4" = 1') drawings. Plan views must show the size and type of doors, windows and built-in fixtures or appliances. Cross section views must show all materials with type, dimensions and connection methods. Further details and notes may be necessary for expressing construction features, styles and code references.

SITE PLAN:

1. Show the setback dimensions between dwelling and property lines.
2. Indicate the location of the electrical service panel.

FLOOR PLANS:

1. Show window sizes on the Floor Plan.
2. Show the slope of the ramp. A handrail is required for slopes exceeding 1 to 12, R311.6.3.
2. Show hallways not less than 3' wide (clear), R311.3. Accessibility standards may require wider areas for maneuverability. See American National Standard ICC/ANSI A117.1-2003.
3. A habitable addition requires exterior walls, ceiling and window energy efficiency, N1101.2. Provide details and notes showing compliance with the 2003 International Energy Conservation Code.

STRUCTURAL PLANS:

1. Show size, spacing and span of all framing members, joints, top sills and connecting hardware. Include ceiling heights.
2. Detail any ledger sizes and connections.
3. Identify new openings and note bearing or non-bearing walls. Note and detail the header sizes and supports consistent with Table 502.5(1).

SECTIONS - DETAILS - MISC. NOTES:

1. Show details for typical non-bearing interior wall conditions (floor and rafter/joist connections & gaps).
2. Show a section identifying materials of the wall enclosing the garage door area. Include structural reinforcement and connecting hardware.
3. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.
4. Provide an elevation view of the East wall for determining the roof conditions over the garage area.
5. If an attic space is constructed above the garage area, calculate the attic ventilation area using the correct attic area in compliance with R806.2. Note only 80% of the required ventilating area may be provided by ridge or gable vents when applying the reduced area calculation. Show the amount of eave vents needed to comply.
6. If an attic space is constructed above the garage area, show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing, R806.3. This may be accomplished w/ baffles.

PLUMBING PLANS:

1. Provide a design for a sprinkler system if the Group Care Facility will support over five clients (R-4 occupancy).
2. Show the removal and termination of plumbing supporting laundry room appliances.

MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24.
2. Provide an equipment specification list including the heating and cooling equipment, M1302.1.
3. Provide supply and return air duct and register sizes, M1602.

ELECTRICAL PLANS:

1. Hallways of 10' or more in length require a receptacle, E3801.10.
2. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. This includes existing bedrooms with attic space, R313.1.1.
3. Smoke alarms are required outside each separate sleeping area R313.1.2. Show the smoke detector outside of bedroom #3.
4. Note that an arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 for the garage area, or provide energy calculations per the 2003 IECC w/ local amendments for compliance validations. If using REScheck select the climate zone 4B, Pima County < 4000 ft, 2100 HDD on the web version. http://www.energycodes.gov/rescheck/.
2. Show the "R" values of insulation, as well as the "U" values of the windows on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40.
