Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005.

FOUNDATION PLANS:

1. Revise Note #11, sheet 2 showing City of Tucson.
2. Show compliance with termite treatment specified by R320, as amended.

FLOOR PLANS:

1. Show that the water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture) and has a clear space in front not less than 21", IRC figure R307.2.
2. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5.
3. Correct the brace wall identify along the bathroom wall between the window and bedroom #1 for a section less than 4' wide , R602.10.

SECTIONS - DETAILS - MISC. NOTES:

1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.
2. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply, or fill entire cavity with insulation and eliminate eave venting. See IECC comment.
3. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if eave venting is used, R806.3. This may be accomplished w/ baffles.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code.
2. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. A water line diameter of 1" is usually required for a two-bathroom residence.

ELECTRICAL PLANS:

1. Note the location of the panel on the electrical plan.
2. Verify the circuit size for the heat pump equipment. A 30 AMP circuit will not provide the 8000 watts shown on the Load Calculations.
3. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. This includes existing bedrooms with attic space, R313.1.1.
4. All code references to the International Residential Code shall be changed from 2000 to 2003 (note #8 sheet7).
5. Correct illegible overtyped statements (note #9 sheet7).

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13, or provide energy calculations per the 2003 IECC w/ local amendments for compliance validations. If using REScheck select the climate zone 4B, Pima County < 4000 ft, 2100 HDD on the web version. http://www.energycodes.gov/rescheck/ The solar heat gain coefficient SHGC should have a minimum value of 0.40.
