This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. See http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html for all adopted amendments. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. FLOOR PLANS: 1. Projections shall not extend to a point closer than 2 feet from the property line, and when extending into the 3-foot fire separation distance shall have not less than one-hour fire-resistive construction on the underside. Show compliance with R302.1 by removing all roof overhang within 2 feet of property line and protecting (one-hour rating) any within 3 feet. The 6" overhang on the east face must be removed. The portion of overhang on the north and south faces within 2' of the P/L must be removed, or protected with an extended one-hour rated wall. Show protection of any portion of overhang in the 3' fire distance area with 5/8" Type X GWB on the underside. 2. Show compliance with R310 providing egress from bedrooms with a maximum sill height of 44"; applies to bedrooms 1 & 2. STRUCTURAL PLANS: 1. Specify design criteria on plans. Show roof live load of 20 psf for roof areas with slope of 4" per foot or less, sheet A1. 2. Provide complete roof framing plans with revision notes in all clouded areas, sheet A3 and a detail showing all structural members and connections. Design roof structural members as beams when the roof pitch is less than 3" to 12", R802.3. Pre-fabricated trusses may be considered for the master bedroom/bath area, R802.10.2 3. Detail all brace wall connections from the foundation to the roof plywood, R602.10.8. Show the exterior sheeting nailed to the top plate at wall section 7/A2. SECTIONS - DETAILS - MISC. NOTES: 1. Show sill plates as pressure treated, R319.1.2 at details 1 & 2/A3. 2. Calculate the attic ventilation area using the new attic area in compliance with R806.2. Show the amount (sizes) of gable and eave vents needed to comply. Only one round gable vent is shown, sheet A2, although two triangular gable vents are listed on the calculations, sheet A3. 3. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing (2:12 sloped eave area, section 4/A2), R806.3. 4. Correct the detail reference shown as A3/4 at section 4/A2. 5. One-hour fire-resistive framed construction shall comply with IBC Table 720.1(2). Revise detail 8/A2 showing 7/8" cement plaster (stucco) exterior and 5/8" GWB interior. PLUMBING PLANS: 1. Provide the total fixture unit demand including hose bibbs per 2003 UPC Table 6-4. Hose bibb (first): 2.5 x _____ = _____ Hose bibb (additional): 1.0 x _____ = _____ ELECTRICAL PLANS: 1. Revise the circuit numbers for the Heat Pump and Air Handler on the plan. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Revise the prescribed energy values on sheet A1 showing the climate zone as 4B, Pima County < 4000 ft, 2100 HDD, 2003 IRC w/Tucson amendments. The correct values are max glazing U=0.65, min ceiling R=30 and min walls R=13. The solar heat gain coefficient SHGC should have a minimum value of 0.40.
