Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005.


FOUNDATION PLANS:

1. All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36" in the direction of travel, R311.4.3.
2. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½" diameter with 7" embedment into concrete or masonry. Maximum spacing within 12" of each sill plate end, R403.1.6.
3. Specify and locate all foundation hold-downs and anchor-bolt spacing (at quarter points) for brace wall panels, R403.1.6 & R602.10.3 or R602.10.6.

FLOOR PLANS:

1. Exterior walls with a fire separation distance less than 3-foot shall have not less than one-hour fire-resistive construction. Show compliance with R302.1 by providing a section detail of materials prescribed in IBC Table 720.1(2), Items 15-1.1 to 15-1.16.
2. Projections shall not extend to a point closer than 2 feet from the property line, and when extending into the 3-foot fire separation distance shall have not less than one-hour fire-resistive construction on the underside. Show compliance with R302.1 by removing all roof overhang within 2 feet of property line and protecting (one-hour rating) any within 3 feet.
3. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5.
4. Show compliance with R310 providing egress from bedrooms with a maximum sill height of 44".
5. Show the location of a minimum 22"X30" attic access and access at the over-framed area, R807.
6. Locate and identify brace wall types and locations (include interior wall lines) along with the appropriate holdowns and nailing schedule, R602.10.

STRUCTURAL PLANS:

1. Specify design criteria on plans. Provide values for floor dead load and live load as well as roof dead load and live load.
2. Provide complete roof framing plans. Show size, spacing and span of all framing members, trusses, joists, rafters, beams, glue-lams and headers.
3. Completely detail all connections to the foundation and/or framing members:
Joist or truss to top plate
Ridge beam to post
Hanger and strap types
Hold-down locations and types
Continuous load path for shear transfer
4. Detail all brace wall connections from the foundation to the roof plywood.
5. Locate and identify brace wall panel materials (min 3/8" OSB) and locations along with the appropriate nailing schedule (8d @ 6" o/c edge & @12" o/c field), R602.10.6.
6. Show rafter to wall connection using (H2.5) ties having a resistance to uplift of not less than 175 pounds, R802.10.5.
7. Specify the outrigger & gable end bracing and connections to the structure.
8. Show details for typical non-bearing interior wall conditions (floor and rafter/joist connections & gaps).

ELEVATIONS:

1. Note and specify the ICBO evaluation report number, system name and manufacturer with the vapor barrier for thin-coat stucco systems over foam board, R703.6.
2. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply.
3. Show roof slope. Roof shingles may be used on roof slopes of 2:12 or greater R905.2.2. Select a roof system that complies with R905.
4. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7.

SECTIONS - DETAILS - MISC. NOTES:

1. Show sill plates as pressure treated, R319.1.2.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.
3. Calculate the attic ventilation area using the correct attic area in compliance with R806.2. Note only 80% of the required ventilating area may be provided by ridge or gable vents when applying the reduced area calculation. Show the amount of eave vents needed to comply.
4. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cords and eave venting is used, R806.3. This may be accomplished w/ baffles.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code. Update all references to the 1994 UPC.
2. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. Show the cold water line diameter serving the addition and point of connection to the supply line.
3. Clarify the existing supply line diameter and change either note 4.B or the Plumbing Plan notation.

ELECTRICAL PLANS:

1. Show the correct circuit numbers for the Air Handler on the plan.
2. Receptacle outlets shall be installed in habitable spaces so that no point along the wall (exclude door openings) is more than 6' from a receptacle outlet, E3801.2. Add appropriate receptacles in the family room.
3. Bathroom receptacles shall be on a separate 20 AMP circuit with no other outlets, E3603.4.
4. All receptacle outlets in bathrooms shall have ground fault circuit interrupting protection. Note on the drawings at each outlet requiring such protection, E3802.
5. Show locations of smoke detectors, R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup.
6. Smoke alarms are required outside each separate sleeping area R313.1.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13, or provide energy calculations per the 2003 IECC w/ local amendments for compliance validations. If using REScheck select the climate zone 4B, Pima County < 4000 ft, 2100 HDD on the web version. http://www.energycodes.gov/rescheck/ The solar heat gain coefficient SHGC should have a minimum value of 0.40.
