Add note to site plan pertaining to: Vegetation Retention and Re-vegetation:

A. Vegetation Retention.

1. Existing trees with four (4) inch or greater trunk diameter and cacti will be preserved in their original locations, except for building sites and access and utilities serving building sites.

2. When retention of the above trees and cacti in their original locations is not possible due to building site location, the trees and cacti will be salvaged and replanted in areas requiring re-vegetation, whenever possible.

B. Re-vegetation. All cut or fill slopes, which are no steeper than three (3:1) and all utility trenches or septic leaching fields which are not located in parking or driveway areas will be re-vegetated in compliance with the following requirements.

1. All plants used in revegetation must be the same as the native vegetation on the site or any adjacent site prior to grading or clearing.

2. Revegetation will be accomplished with the following minimum requirements for plants.

a. Desert trees, a minimum of fifteen (15) gallon size with a minimum trunk diameter of two (2) inches measured at the soil level, or large specimen cactus will be placed at the same vegetation density found on the site prior to any clearing, grubbing, or grading.

b. Seeds for trees, desert shrubs, and grasses will be planted with a density adequate to control erosion and may use one of the following methods of planting or any other method approved by the Zoning Review Section at DSD.

1) Raked into the soil with appropriate mulch materials;
2) Hydro-seeding;
3) Anchored mulches; or
4) Established on jute, rolled straw, or similar material.


Add note to site plan: Fencing shall be required during construction per DS 2-06.8.0 Fig.1 for all undisturbed natural desert areas of Protected Native Plants and for individual Protected Native Plants to be preserved-in-place. The area to be fenced shall be beyond the "drip-line" of the vegetation by one-half (½) the distance of the "drip-line" radius. For Saguaros and cacti, the area to be fenced shall be equal to the distance of one-half (½) the height of the plant per DS 2-15.6.0

The first submittal plans for the above referenced project are in the process of Architectural, Structural, Plumbing, Mechanical and Electrical plan review for compliance with the City of Tucson ordinances and applicable codes. Corrections required are noted below. All corrections must be made to the original drawings and new complete and revised sets resubmitted along with a written response to each of the items listed below to facilitate a shorter back-check time.

The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical review. These disciplines were checked only to the extent allowed by the documents provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

ARCHITECTURAL COMMENTS:
Note and specify that shower area walls shall be finished with a non-absorbent surface to a height of six feet above the floor. Ref. IRC Section 307.2.
Indicate finish materials for interior of sauna.
Provide the following note: A separate insulation inspection prior to drywall or an insulation certificate will be required at time of final. Ref. IRC Section N1101.3.1.
An attic access opening shall be provided to attic areas that exceed 30 s.f. and have a vertical height of 30 inches or greater. The rough-framed opening shall not be less than 22 inches by 30 inches and shall be located in a hallway or other readily accessible location. A 30 inch minimum unobstructed headroom in the attic space shall be provided at some point above the access opening. Ref. IRC Section R807.1.
Opening between the garage and residence shall be equipped with solid wood doors not less than 1 3/8 inch thick, or shall be 20-minute fire0rated doors and shall be maintained self-closing and self-latching. Amendment to IRC Section R309.1. The self latching requirement is not reflected in plan documents.
Cross reference roof scupper details to roof plan.
Factory built fireplaces (zero-clearance) shall be listed by an approved listing agency. Specify make and model number and provide the approval number of the testing agency. Ref. IRC Section R311.5.6.3.
For masonry and zero-clearance fireplace, indicate hearth size and materials.
Provide height dimensions for roofline. Ref. IRC Section R106.
Denote that the chimney shall extend at least 2 feet higher (minimum 3 feet at roofline) than any portion of the roof within 10 feet. Ref. IRC Table R1001.6. Provide structural detailing of chimney chase above roof line.
Specify ½” anti sag gypsum board or 5/8” thick material for ceilings when framing exceeds 16” oc.
Provide ICC Evaluation Report number and manufacturer of all concrete or clay-type tile roofing.
Resolve the conflict between the attic ventilation shown on plan and the unvented attic design specified on plan and incorporated in Mechanical plans. If attic is to be vented than provide net free ventilation area of each vent type. Also, indicate the type and location of the low attic ventilation intakes. Provide the following note, if applicable: “Where eave or cornice vents are installed insulation shall not block the free flow of air. A minimum of 1 inch space shall be provided between the insulation and roof sheathing at the location of the vent.” Non-vented roof design may be used when the detail is placed within the plan documents. Ref. IRC Section R806.

STRUCTURAL COMMENTS
General
Obtain an approval from City of Tucson Building Official that Truss calculations can be deferred submitted. If so, please be advised that plan review fee will be doubled as per City of Tucson policy.
Provide structural calculations for ICF walls and lateral design of the proposed project by Structural Engineer registered in Arizona. Review of lateral system and foundations below shear walls on hold with engineering analysis are performed.

Right support of Girder truss above Master suite and Den Office appear at interior stud wall, which is not addressed as column or footing on plan. Coordinate with Roof framing plan on Sheet 4/12 and revise/update Foundations at marked locations.

Provide structural detail for glu-lam beam or girder truss attachment to ICF walls. Recheck uplift connections or shear transfer where required.
Lintel at ICF wall of front entry is loaded with uniform distributed roof load plus 6’ of ICF wall above per Architectural elevation. Coordinate and provide structural analysis for lintel design and clarify detail on plans.
Provide structural calculations for ICF lintels or at least for most loaded lintels. Ref. IRC Table R611.7 (2). See for example 18’ clear span over two car garage cannot be found on the Table 7 on plan and Tables 8 and 9 are missing. Therefore provide structural calculations for the lintel per note 7 as for wood or steel section.
Per IRC Table R611.3 (1) for exposure C and wind speed of 90 mph design wind pressure is determined to be 27 psf, which per IRC Table R611.3 (2) for 3.5’ thick wall a design is required in exterior bearing walls. Please complete. Also provide calcs for walls with height exceeding 10’ as not covered in IRC prescriptive method.
Recheck/clarify load path from girder truss above Master bathroom and WIC is to the girder trusses perpendicular to it and to the foundations, not able to see (specifically at Master Bath). Ref. IBC 1604.4.

PLUMBING COMMENTS:
Show the location of the T and P relief line from the water heater to the exterior of the building. Note the T and P relief line to be full size steel pipe or hard drawn copper tubing extending to the exterior of the building and terminating a downward position not more than 2 feet or less than 6 inches above grade.
Provide cleanouts for horizontal branch lines exceeding 5’ in length per UPC 707.
The 1” gas line running over foyer is undersized per UPC Table 12-3. Also indicate sizes of stub out gas lines to each water heater and to each HVAC.
Provide a detail for island sink venting Ref. UPC 909.
Revise water supply calculations to reflect washer at six units and provide 1” meter with 1 ½” supply per UPC Table 6-3 and 6-4; revise plumbing and site plan to reflect such.

MECHANICAL COMMENTS:
Provide listed hood/exhaust for barbeque located under porch. Coordinate with electrical plans as applicable.
Show that ducts meet the minimum size requirements of IRC Section M1602 for return air and M1601 for supply air.
Specify CFM of exhaust fans. Ref. IRC M 1506.
Indicate return air in hall to be ducted to HVAC equipment in Garage with no openings.
Provide a 4 inch diameter moisture exhaust vent for clothes dryer, or as required by the clothes dryer’s listing and the manufacturers installation instructions provided that is to be presented prior to construction. Ref. IRC Section M1501.1.
Indicate size of fresh air intake duct.
Specify the minimum “R” value of supply and return duct work. Ref. IRC N 1103.3.
Denote range hood CFM and specify exhaust duct size and material. Ref. IRC M 1506.
Show route of condensate line for each HVAC unit. Ref. IRC Section M1411.3 and M1411.3.1.
ELECTRICAL COMMENTS:
Provide data for sauna indicating the electrical load requirements and revise panel schedule circuit rating as appropriate. Show disconnect location and size/location of access panel to equipment.
Revise lighting circuit callouts in Bedrooms and adjacent closets so that panel is indicating all branch circuits installed in dwelling unit bedrooms shall be protected by an arc-fault circuit interrupter(s). Ref. NEC Article 210-12(b), IRC Section E3802.11.
Receptacles shall be installed so that no point along the floor line in any wall space is more than 6 feet, measured horizontally, from an outlet in that space, including any wall space 2 feet or more in width. Ref. IRC Section E3801.2.1. See Den/Office and kitchen divider counter.
In Kitchen and Dining Rooms, a receptacle outlet shall be installed at each wall counter space 12 inches or wider so that no point along the wall is more than 24 inches from a receptacle outlet and shall be GFCI protected. Ref. IRC Section E 3801.4.1.
Show power supply/circuit to listed barbeque hood.
Review conductor sizing and number of conductors from panel M to indoor panel. Ref. IRC Table E 3605.1.
Show location of electric service section on Sheet 12 electrical floor plan.
Label all exterior receptacles as water proof type. Also denote lights and exterior fans to be labeled for wet and damp locations as appropriate.
Show disconnect for water heater. Ref. IRC Table E 4001.5.
Provide GFCI protection for hydro massage tub and indicate location of access panel to motor. Also denote to bond motor to water piping if required by motor type. Ref. IRC E 41.09.4.
The feeder to panel M which will be supplying pool equipment must be in a raceway with insulated grounding conductor per NEC 680-25. Note on plan.
Size water and gas pipe bond in one line diagram to comply with IRC Table E 3503.1.

COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


1. This review is for a single-family residence (SFR) in the SR Zone for the City of Tucson (LUC Section 2.2.4.2.A.1). The Development Designator is "C" and the Perimeter Yard indicator is BB (LUC Sections 3.2.3.1.A and 3.2.6.5). This site is located in the Highland Trails subdivision in the City of Tucson.

2. The zoning for this site and all the adjacent sites is SR. Please revise all the "SR1" references on the plan to SR.

3. Please reduce all contour lines to half tone or place them on additional sheet. Please remove all Pima County site plan notes.

4. The minimum setback for this site is twenty-five feet (25'-0"). Please revise all the setbacks identified as ten feet (10'-0") for compliance (LUC Section 3.2.6.5). Also provide the actual placement of the SFR to each of the lot lines.

5. Site coverage calculations are not required for an SFR in the SR zone. Please remove the site coverage calculation from the plan or revise the calculation to list and include all enclosed structures and all vehicle use areas (LUC Sections 3.2.3.1.A and 3.2.9.2).
