This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. SITE PLAN: 1. Indicate the location of gas, water, electric and sewer or septic line on the property, from property line to building. Provide the location of utility meters. 2. Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1. 3. Revise the site plan to be consistent with the floor plan. FOUNDATION PLANS: 1. Show compliance with termite treatment specified by R320, as amended. 2. Show the 6" minimum foundation height above finished grade on Detail 3 & 5/A2, R404.1.6. 3. Epoxy connections (Detail 1/A2) require special inspections. If used, a special inspection request must be included with the permit application. STRUCTURAL PLANS: 1. Note or detail header sizes at framed door and window openings, Table 502.5(1). 2. Note or detail the ledger attachment to the framed wall members. 3. Specify the outrigger & gable end bracing and connections to the structure. ELEVATIONS: 1. Note and dimension the fireplace chimney. Show a minimum 2' termination above any roof point within 10' measured horizontally, and not less than 3' above the point where the chimney passes through the roof, R1001.6. SECTIONS - DETAILS - MISC. NOTES: 1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. 2. Calculate the attic ventilation area using the correct attic area in compliance with R806.2. Note only 80% of the required ventilating area may be provided by ridge or gable vents when applying the reduced area calculation. Show the amount of eave vents needed to comply. 3. Provide fire blocking between chimney chase and attic area, R1001.16. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code, and remove references to the 1994 UPC Plumbing first line and note #11, 16 & 18, sheet A6. 2. Revise the total fixture unit demand for the building per 2003 UPC Table 6-4. Include all fixtures (dishwasher, ice maker, etc.) Include all buildings on the property the share the water service pipe from the meter. 3. Provide the maximum developed length of water line and diameter using 2003 UPC Table 6-5 assuming 46 to 60 psi. 4. Hose bibs require backflow preventers, UPC 603. 5. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment. MECHANICAL PLANS: 1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24 as amended by the City of Tucson rather than Pima County, sheet A6 at Mechanical note #1, & 2003 at note #10 & 11. 2. Provide a model number of a currently available heat-pump or a manufacturers specification for the identified heat-pump, M1302.1. 3. Show dryer vent size and location, M1501. 4. Show the bathroom exhaust fan location with CFM rating R303.3 and M1506. ELECTRICAL PLANS: 1. Revise all electrical notes showing compliance with 2003 IRC note #9 & 13, sheet A6. 2. Provide an electrical riser diagram, E3303. Note the grounding and bonding method, E3507. 2. Provide a grounding electrode on the Riser Diagram for the sub-panel, E3507.3. 3. Provide equipment rated for 22,000 AIC short circuit protection, 2006 Edition of Electric Service Requirements TEP SR-510. 4. Receptacle outlets shall be installed in habitable spaces so that no point along the wall (exclude door openings) is more than 6' from a receptacle outlet, E3801.2. 5. Show all new circuits listed on the panel schedule on the floor plan. 6. Show the receptacle outlet in bathroom (circuit 11) with ground fault circuit interrupting protection. Label each receptacle GFCI requiring such protection, E3802. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Review guidance: www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf 2. Incandescent lamp cut-sheets may also be provided showing average lumen ratings, or the values of 60 watts = 850 lumens, 100 watts = 1700 lumens and 150 watts = 2850 lumens may be assumed. Select values for the maximum fixture rating. Show compliance for both total lumen output and the unshielded component fixture types. 3. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 1. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 when glazing does not exceed 15% of exterior wall area, or provide energy calculations per the 2003 IECC w/ local amendments for compliance validations. Show the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40.
