3. (Per this review) Per Ds 2-02.2.1.12, with regards to pedestrian/handicapped access:
Please provide sidewalk from Sahuaro. Staff suggests sliding east parking back 5' to accommodate sidewalk -PAAL width will still be big enough to not require a back up spur. Slide bike rack same distance as parking to ensure new sidewalk is barrier free. Please connect new sidewalk from building sidewalk to Sahuaro sidewalk.

RESUBMITTAL REQUIRED: Site Plan.

The Site Plan (SP) cannot be approved as submitted. Please include a response letter to the comments along with the corrected copies of the SP with your next submittal.

Site Plan:
1. The stem on the 15th St. sight visibility triangle (SVT) is required to be 20' and is measured to be 25' (D.S. 3-01.5.2.A).
2. Please provide the SVT for the access to the loading zone, using a 20' stem, 110' for the far side and 185' for the near side (D.S. 3-01.5.3).
3. Once the lots have been combined, please provide the lot dimensions and bearings, including the basis of bearings (D.S. 2-02.2.1.5).
4. Please provide the existing topographic contours and/or spot elevations and the basis of elevation on the Site Plan (D.S. 2-02.2.1.23).
5. Please show the drainage flow using arrows and finished grade spot elevations on the Site Plan (D.S. 2-02.2.1.16).
6. Thank you for responding to initial review comment no. 5 with regards to curb access ramps and truncated domes. However, only one of the proposed curb access ramps has been so labeled. Please label all elements of the Site Plan in lieu of a legend or Keynotes to mark out key features. This requirement may apply to more than the curb access ramps.
7. Staff noticed what appears to be a 6" vertical curb in front of the proposed curb access ramps. Staff also noticed that curb access ramps might not be necessary if existing curb is a wedge curb. Please submit a detail of the proposed drive for clarity. Also, please label the 6" vertical curbs where located.
8. Truncated domes are required where the interface of the pavement or vehicle use area and the pedestrian area do not have a vertical separation. The area where the truncated domes are required is 6 inches back from the interface, a minimum 2 feet deep and extending the width of the interface. Please add this to the Site Plan as necessary. For example, at the striped pavement next to the handicapped parking spot and the sidewalk next to the building. This requirement may apply in other locations.
9. As previously requested, please provide a detail for the refuse container enclosure - not just the wall and gate detail. Please see the attachment. (D.S. 6-01.4.2.C.1, 2).
10. Access to the container cannot be verified as drawn on the Site Plan. Please relocate the dumpster enclosure, fully dimensioned, to demonstrate access and maneuverability as outlined below:
10.1. Each service area is required to have a clear approach of 14' x 40' for the collection vehicle. The maximum back-up distance for the collection vehicle shall be 40' (D.S. 6-01.4.1.C)
10.2. Containers are to be placed so that the collection vehicle does not have to back into moving traffic, on or off the premises (D.S. 6-01.4.1.I).
10.3. Please contact John Clark of Environmental Services at (520) 791-5414 x1136 to discuss alternative options. Please note that any exceptions must go through the Development Standards Modification Request (DSMR) process.
11. Please demonstrate fully dimensioned maneuverability for the loading zone on-site (D.S. 2-02.2.1.14). Craig Gross and Walter Tellez have approved access to the new loading zone but not the maneuverability. If you wish to use adjacent property to assist with loading zone maneuverability, please provide the appropriate cross-access easement (D.S. 2-02.2.1.20). 15th St. cannot be used for maneuverability.
12. Changing the sidewalk and adjacent area dimensions makes the Site Plan drawing not to scale so please label all dimensions that are not continuous. For example, the sidewalk on the east side of the drive. This requirement may apply in other locations.
13. Please provide the estimated cut and fill quantities, listed as separate amounts in cubic yards, on the Site Plan (D.S. 2-02.2.1.17).
