The first submittal plans for the above referenced project are in the process of Architectural, Structural, Plumbing, Mechanical and Electrical plan review for compliance with the City of Tucson ordinances and applicable codes. Corrections required are noted below. All corrections must be made to the original drawings and new complete and revised sets resubmitted along with a written response to each of the items listed below to facilitate a shorter back-check time.

The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical review. These disciplines were checked only to the extent allowed by the documents provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

ARCHITECTURAL COMMENTS
There shall be a floor or landing on each side of each exterior door. The width of the landing shall not be less than the door served with a minimum dimension of 36 inch measured in the direction of travel. Ref. IRC Section R311.4.3. Please dimension.
The minimum width of a hallway shall not be less than 3 feet. Ref. IRC Section R311.1. Please dimension.
Note and specify that shower area walls shall be finished with a non-absorbent surface to a minimum height of six feet above the floor. Ref. IRC Section 307.2.
Denote building address is required to be posted to be visible from street.
Provide the following note: A separate insulation inspection prior to drywall or an insulation certificate will be required at time of final. Ref. IRC Section N1101.3.1.
An attic access opening shall be provided to attic areas that exceed 30 s.f. and have a vertical height of 30 inches or greater. The rough-framed opening shall not be less than 22 inches by 30 inches and shall be located in a hallway or other readily accessible location. A 30 inch minimum unobstructed headroom in the attic space shall be provided at some point above the access opening. Ref. IRC Section R807.1. Indicate size of access and coordinate location with return air grille shown on Mechanical plan.
Indicate the use of ½” anti-sag gypsum board on ceiling or 5/8” thick material when framing exceeds 16” o.c. Ref. IRC Table R 702.3.5.
Glass in hazardous areas shall be safety glass. Specify on applicable floor plans and elevations that glazing in doors shall be safety type. Ref. IRC Section 308.4.
Provide height dimensions for roofline, headers, top plate and finished floor. Ref. IRC Section R106.
For thin coat stucco systems over foam board, note and specify the ICC Evaluation Report number, system name and manufacturer.
Revise MEC calculation to reflect IRC 2003 Chapter 11.
Provide attic ventilation calculations for all concealed attic spaces; include required and provided net free ventilation area. Also, indicate the type and location of attic ventilation. Provide the following note, if applicable: “Where eave or cornice vents are installed insulation shall not block the free flow of air. A minimum of 1 inch space shall be provided between the insulation and roof sheathing at the location of the vent” (non-vented roof design may be used with a registrant’s seal or meeting the TEP guidelines as agreed by the Greater Tucson Jurisdictions). Ref. IRC Section R806. Plans only address 50% of the required ventilation of 5.92 SF.
Clarify size of sewer line on site at South and if this dwelling is connecting to it then confirm that not over 3 water closets or 35 fixtures units are present on a 3” waste line unless the line is 4”.
For stucco systems over wood-frame construction with a slab-on-grade, provide a detail showing the required separation between the weep screed and the surface below (min. 4" above the earth and min. 2" above paved areas). Ref. IRC Section R703.2.1.

STRUCTURAL COMMENTS
Provide complete truss calculations and truss layout plan. Truss designs submitted must include all types and be designed for the loading conditions, span, slope and spacing designated on the framing plan. Ref. IRC Section R802.10.1. Please complete or obtain permission from City of Tucson Building official if Deferred submittal for trusses is intended to be used. If so the plan review fee per City of Tucson policy will be doubled if using a Deferred submittal. Please clarify and complete.
PLUMBING COMMENTS
Show/ identify gas meter location for this dwelling on Site plan.
Show vent size and point of termination for Kitchen sink.
Provide cleanouts for horizontal branch lines exceeding 5’ in length and all lines serving sinks per UPC 707.
Coordinate location of water supply entry between site plan and plumbing plan.
Note that drainage piping serving fixtures which have floor level rims located below the elevation of the next upstream manhole cover of the public sewer shall be protected from backflow of sewage by a backwater valve. Ref. IRC Section P3008.
Show vent sizes and routes for bath tub and lavatory.
Specify vacuum breakers for hose bibs.
Indicate hot and cold water pipe sizes to all fixtures supplied.
Show cleanouts at 100’ spacing on Site plan.
Indicate plumbing fixture water flow rates.
Specify thermostatic mixing valve or pressure balancing type for bath tub faucet.
Indicate size of gas line running across Living room.
Clarify layout length of gas pipe from meter to most remote appliance as the 12’ shown is incorrect.
Specify shut off valves at each gas appliance.


MECHANICAL COMMENTS
Provide 100 square inches make up air for clothes dryer in closet. Ref. IRC G2439.4.
Show thermostat location.
Provide a 4 inch diameter moisture exhaust vent for clothes dryer, or as required by the clothes dryer’s listing and the manufacturers installation instructions provided that is to be presented prior to construction. Ref. IRC Section M1501.1.
Indicate cfm of exhaust fan for range hood and show size of exhaust duct and termination location. Ref. IRC M1506.
Clarify compliance with IRC N1103.2 for controls that prevent heat strip operation when heat pump alone can accommodate the demand.
Indicate “R” value of supply and return ducts. Ref. IRC N1103.3.
Show condensate line from HVAC to point of termination. Ref. IRC Section M1411.3 and M1411.3.1.

ELECTRICAL COMMENTS:
Smoke alarms shall receive their primary power from the building wiring with battery backup. Wiring shall be permanent without a disconnecting switch other than those required for overcurrent protection. Ref. IRC Section R313.2. Specify battery back up and denote interconnection requirement to sound all detectors upon the alarm of any one or more.
Receptacle outlets for clothes dryers shall be a 3-pole with ground type. Four-wire, grounding type flexible cords will be required for connection of ranges and clothes dryers. The bonding jumper shall not be connected between the neutral terminal and the frame of the appliance. Ref. IRC Section E3808. Include dryer circuit in the panel schedule.
Provide bonding to the above ground portion of gas piping systems. Ref. IRC Section E3509.6.
Show arc fault protected circuits in the panel schedule.
Show power supply for kitchen range.
Plans show 220 volt receptacles for dryer, water heater however these loads have not been included in the load calculations. Please clarify and include as applicable.
Show disconnect switch for hot water heater per IRC Table E 4001.5.
