COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This plan has been reviewed for compliance with development standards 2-02 site content and specifications. Additional review for compliance with development standards, 2-08, 2-09, 3-01, and 3-05 has been made.

2. The Site Plan (SP) cannot be approved as submitted. Please include a response letter to the comments along with the corrected copies of the SP with your next submittal.

3. Zoning acknowledges the receipt of the site plan approved by Patricia Gehlen dated 10/03/06. A copy of the site plan approved prior to this plan is required. A copy of the last approved site plans is required with the next submittal. This includes the plan approved by Patricia Gehlen and the plan approved prior to that site plan. Comments may be deleted once the last approved plans are submitted or additional comments may be forth coming.

Sheet A1.1
1. Floor Plan Keynotes:
a. Detail 18 does not meet the required standard, see attached detail. Keynote 11 references "Details 15, 16, 17, 18/A1.6", there is no details 15, 16, 17, 18 on sheet A1.6.
b. The location shown of the detectable warnings (truncated domes) is incorrect, see ICC/ANSI A117.1-2003 Sec. 406.13. Keynote 11 references "Details 15, 16, 17, 18/A1.6", there is no details 15, 16, 17, 18 on sheet A1.6.

2. All setbacks shown to Speedway Blvd. and Pantano Road should be measured from the back of future curb. If the curb is already at full/future right-of-way the setback is from back of existing curb. Label the curbs either existing or future and provide setback dimensions. Zoning acknowledges that it appears that all setbacks exceed the minimum allowed. Provide required zoning setbacks. D.S. 2-02.1.A.7

3. The details do not meet D.S. 2-09 requirements. The detail call outs for the Class 2 bicycle areas area incorrect, revise. D.S. 2-02.1.A.9

4. It appears that the truncated domes shown on the north side of the former Los Betos are located within the PAAL. See ICC/ANSI A117.1-2003 Sec. 406.13 for location requirements. The crosswalk, which runs from the former Los Betos building area east and then north to the access ramp, presents a dangerous condition for pedestrian circulation/accessible route. It is recommended that the pedestrian circulation/accessible route be revised so that it runs direction north from the former Los Betos, perpendicular to the east west PAAL to connect to the sidewalk along Speedway Blvd. The handicapped space should be relocated along with the pedestrian circulation/accessible route. D.S. 2-02.1.A.12

5. Zoning acknowledges the revisions to the plan. Clarify if the concrete sidewalk along the east end of the building is vertically separated from the pavement of if it is flush. If vertically separated then a curb access ramp, with truncated domes, is required. If flush then truncated domes are required. The pedestrian circulation/accessible route shown running from the east side of Brake Max to the handicapped parking spaces and then connecting to the sidewalk which provides access to the sidewalk which parallels Pantano Rd. can not be located between the handicapped parking spaces and the PAAL providing access. D.S. 2-08.4.1.F. Access ramps with truncated domes are required. D.S. 2-02.1.A.12

6. This loading space is still shown as existing to remain when in reality it is proposed. The loading space shown at the Brake Max is shown as existing, per the 2005 aerial there is not a loading zone in this area. Clarify. D.S. 2-02.1.A.14

Site Plan:

2. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. The future SVT for a 120' R/W begins at 9' from the R/W line. The future SVT for a 150' R/W begins at 12' from the R/W line. Revise as required.
3. Sidewalks, curbs and wheelchair ramps are required where applicable per D.S. 3-01.3.0 and installed with "Detectable Warnings" per ADAAG. Show on all details including but limited to detail 14 on A1.6.

Drainage Statement:
1. The DS has been accepted by engineering.
