The plan was reviewed for compliance with the Land Use Code (LUC), Development Standards (DS) and other applicable standards and guidelines referred to in the comments. Revise the plans as necessary to comply. 1) Revise note 1 of the landscape plan. There does not appear to be a rezoning proposed. 2) Revise note 2 on sheet 1 of the landscape plan. Dust control is required for the bottom of the basin. LUC 3.7.2.7 3) A street landscape border and screen is is required along the site boundary at Pantano Road per TCC Sec. 23-611(1969) as indicated on the 12/86 landscape plan. LUC 3.7.1.2.B 4) A 6' high screen or wall is required along the southern property boundary is required per TCC Sec 23-11A (1969) for existing development. New loading and refuse storage areas are to be screened with a 6' wall. LUC Table 3.7.2.-I. 5) Clarify the call-out on sheet 1 of the landscape plan that refers to a 20" tall deco wall. DS 2-05.2.4.X 6) Correct the site plan to show the correct address for the Water Station site. 7) Trees should be planted no closer than three (3) feet from a PAAL or street to avoid damage from vehicles. DS 2-06.3.8.E 8) Vegetation, such as those with spines, thorns, or needles, that may present hazards to pedestrians, bicycles, or vehicles are to be planted a safe distance from the outer branch tips to the edge of a walkway, bike lane or path, roadway, or parking area access lane (PAAL). The trees located adjacent to parking spaces and paals present hazards and are not located a safe distance. Revise the plan to specify trees without thorns or modify the planting locations. DS 2-06.3.8 9) Trees within the vehicular use areas are required to be single trunk trees with an understory clearance of at least eight feet. Revise as necessary. LUC DS 2-06.3.8.D 10) New tree planting areas are required to comply with LUC 3.7.2.3. An unpaved planting area, which is a minimum of thirty-four (34) square feet in area and four (4) feet in width, must be provided for each canopy tree. 11) Revise the landscape plan to Show and identify existing plants to remain in place on the landscape plan.
